Feedback on the floor plan desired. How do you like the house?

Why so snappy? =) Accusing someone of laziness is not exactly the polite way. Maybe I had other reasons for not answering the list of questions. ;) No matter what YOU want, it just isn’t because if I ever decide to sell the house for some reason, it’s nice to know in advance that the house would have enough interested buyers. Well, thanks for the tips so far. I would be grateful for more tips. There should be enough info to give some rough advice. =)

That is not a floor area ratio.

I’ll take "the one with the little flags" (Option C).

My brother and I would have emigrated if we had had a 28 sqm children's bathroom and a shared room instead.

Comparing the designs would result in an endless plus-minus table, because too many details have been changed at once. What has remained the same – though not explained – are the shape and dimensions of the house and the semi-integration of the garage (as if that were particularly important).

28 sqm children's bathroom would indeed be ridiculous, but as you must have noticed, there is also a sauna included, and after sauna use, there must be enough free space to position at least 2 loungers, which are then moved to another room after the sauna session.

The plot is 625 m2 in size. 160 m2 may be built on. Accordingly, the floor area ratio should be 3.9, if I have understood correctly. The house (without garage) may only be 10.64 m wide. If I did not integrate the garage, the upper floor would be very small. But since I am a passionate sauna user and value privacy, I want to integrate the sauna into the bathroom and therefore need a lot of space.

... which is why a sauna "does not belong there". Since you also want to explore whether your house would be market-appropriate: a sauna is an accessory for houses in the 250-sqm-plus class, not for those with 80-sqm floors. But then you would have a Porsche and a Benz, so no single garage. If at all, I would rather install the sauna in the master bathroom (but even more likely in the basement), in my opinion a jacuzzi belongs there too - in addition to the Kaldewei in the main bathroom. A sauna in the upper floor of an economy size single-family house fits like burl wood on the dashboard of a Polo.

For 160 sqm living area on a 625 sqm plot, the FAR would have to be 0.26 (then probably rather 0.3).

Because of such essentials, people here love filling out the questionnaire before the discussion.

You can also put 2 large towels on the bed. Saves the space for the loungers and so the sauna will end up in the parents' bathroom anyway. Sauna in the basement is not nice... and a Jacuzzi is not necessary. And if I like root wood, and can afford it, then I'll put it in a Polo without needing a Mercedes right away ;) Meaning: I find the sauna wish totally okay, we would have liked it too. But it doesn't fit in terms of space. Might be possible for us when the kids have moved out...

Right, you can do that, everyone is entitled to. But with regard to the principle of a possible future sellability of the property, the OP was interested in whether others would also like it. And clearly: "the market" does not reward atypical upgrades for the otherwise standard property. And a sauna, on the one hand, rather belongs in larger houses, and on the other hand, a future owner will more likely pass by something they don’t use in the basement than on a living floor. Someone with the wish for a sauna "despite" only one car that requires a garage and a living space of 160 sqm considered sufficient must be clear that it is less likely to find a like-minded successor than if their wish profile were more mainstream.
