If that’s the case, then do it! That would be around €560k somewhere. €5k salary without children and the townhouse must be rented out permanently. That could work.

Hello, regarding costs for the house and garage, I can give you our data:

City villa 160 sqm in Kfw 40+ standard turnkey with already included upgrades = €362,000. (Price according to our house contract signed in January with Hanse Haus) The costs for the photovoltaic system are not included.

Garage 6x9m concrete approx. €27,000 without foundations (based on 5 existing offers from major manufacturers)
Garage 6x9m timber frame approx. €20,000 without foundations (based on 3 existing offers from major manufacturers.

Thank you very much for your feedback. We would only have to build KFW 55. Because of that, we should probably be somewhat cheaper. Are you satisfied with the company so far? What heating system/type did you choose? Do you have a rectangular city villa or the version with a slight offset forward? You can also write to me privately if you like

The surcharge from KfW 40 to KfW 55 should not be too much, so you wouldn’t save that much either. (Photovoltaics are not yet included according to Libero5.)

560 K loan at 4000 EUR net (if the woman is on parental leave) and possibly without rental income would be *too risky* for *me*, especially since a child also costs money, both occasionally and permanently.

So far, we are very satisfied with the provider. We have a custom-designed town villa measuring 11.22m x 8.72m (an oriel has since been added, but it is not yet included in the price). To move from KfW 55 to KfW 40, we only had to invest in additional insulation for the floor slab for 4 thousand euros; for KfW 40+, then the photovoltaic system with storage, which, as mentioned, is not included in the price.

We have an air heat pump (Stiebel Eltron LWZ 8CS Premium), which also makes KfW 40+ possible. Additional cost 9 thousand euros.

What is your current cost structure/savings rate?

My parents-in-law also have an MRH (paid off), which they rent out. To finance their current property, the bank has a mortgage on the MRH.
Repayment €1600 monthly for the new house. €850 cold rent income, similar salary to yours. However, very high consumption costs.

After rental scammers caused enormous damage recently, the retirement provision had to be tapped so that the structure would not collapse.

Please remember that the rental income still has to be taxed.
