Extra bathroom from the bedroom or storage room after all?

I have gained quite different impressions. Especially in houses with basements. 90% of these are junk rooms filled with stuff that could have long been disposed of or could still have been sold if done in time.
The last 10% are used for hobbies, wellness, and the like.

Obviously, too little storage space is also a problem.

Now not going into detail about the door to the bathroom (OG). If the wall from the current storage room is moved towards the bathroom, of course one has to come up with something for the door to the bathroom. But there is an architect here anyway :)

Do you/your wife want to clean 3 bathrooms?
Besides, I don't think you would spend only 3000T€ on the renovation of one bathroom to current standards, unless you do it in [EL].

Somehow we have created a lot of storage space in the house, in the attic and in the garage, and yet it is always tight.
The following come to mind spontaneously in the house:
- Vacuum cleaner
- Ironing board
- Clothes drying rack
- Laundry baskets
- Tools
- Supplies (food/drink crates/wine/pet food)
- Craft supplies/gift wrap
- Seasonal decorations (we have a lot of Christmas stuff)
- Electrical distributors/cables
- File folders
- Garden/work clothes/shoes
- Photo albums and private keepsakes
- Children's clothes and baby items (e.g., stroller/bathtub/potty), if more children are planned
- Leftover tiles
- Current paint leftovers (if there is no frost-free room otherwise)
- and of course the many things that you initially just store

I believe that if you are a homeowner, you automatically have more tools and keep more building materials because here and there there is always something to be done that didn't matter to you as a tenant.

I find the living space in such a large house relatively small. Have you ever looked at a living room of this size (Musterhaus)? If you are planning an extra bathroom on the upper floor, I would definitely design one so that it can be accessed directly from the bedroom.
