We want to build a single-family house with 1 1/2 floors, a clipped hip roof - solid house at the beginning of next year.
We now have a floor plan that we could manage with (attached).
Our first and second biggest problem was that we want the large bathroom (with bathtub) on the ground floor as well as our bedroom.
This significantly increases the floor area.

Now my questions, where I hope to get some answers:

- Has anyone possibly had the same problem with the two rooms on the ground floor and what solution was found? Or does anyone have suggestions for the floor plan?

- Underfloor heating is certain, but which type of heating? At the moment we are looking at an air heat pump, as geothermal energy is too expensive to purchase. A fireplace stove is also fixed as well as a small solar system. Can someone share their experience with air heat pumps (noise level, efficiency)?

Our budget is €180,000. We have additionally planned €20,000 for incidental costs. Is this realistic for the project? We already have offers, but always have the feeling of not being taken seriously.



Would be very grateful for a few answers.

What is supposed to be paid with the 180000 or 200000?

With only 200000 it will be tight. Or rather, I can realize it if I have to be specific.

@ YPG The 180,000 is intended to pay for the house and the 20,000 for the ancillary construction costs (applications, surveying, etc.). @ The Da How much should be planned?

20,000 € ancillary building costs will not be enough, and the house will also be more expensive if it is to be turnkey, without personal contribution. A fireplace costs a lot, and the solar system is also not a standard element, which certainly drives the price up. I cannot see the future, but I estimate the house at easily 200-220,000€ upwards open, + 35,000 € ancillary building costs + X

180000 for such a big house with a small bay window and dormer and your extra wishes? That doesn’t exist. If you had just skimmed through the forum here for 10 minutes, you would know how much house and property cost.

Is a plot available? With a soil survey? ... Increase the ancillary building costs, 20000 is too little. Here, 35000 € is calculated.

Does the plot already have paving, lawn, and trees? No? Then allocate some amount x. 10000 € can already be that.

I think your budget expectations are the reason why you are not taken seriously.
