The plot of land is available. The green areas etc. are not planned for immediately, as it only concerns the surroundings of the house, meaning trees etc. on the property are and should remain. Only the remnants of the construction would need to be corrected, or new lawn laid. I have read a lot here in the forum, which is also the reason why I wrote, because I had not quite found answers to our questions. A dormer is not planned. But I will reconsider the additional costs and revise my list. We approached the providers with these budget expectations; it could also have been said that they are not realistic. But thank you for the hints.

The personal contributions are limited, as we both work full-time. It would only be painting, tiling, remaining flooring work, and interior doors. Realistically, more would not be achievable for us.

Hi,

the utility room could theoretically be moved to the attic! This way, you can gain a room downstairs. The downside is that you would have to carry all the stuff upstairs constantly. And the costs for the pipes should be checked again here.

In almost every cost question here in the forum, the costs are listed. Just have a look. Garden landscaping and so on is built later for most people because the year of construction usually means no space, no time, and lack of liquidity. But terrace and driveway also cost materials. If you have existing trees on the plot, some trees might possibly have to go -> costs.
Where it is built also depends here.

Regarding the house: if no gable, then you have some kind of extension there...
That is already a bigger house you have on the drawing and it just doesn’t correspond to your desired budget.

A larger ground area on the ground floor, less on the upper floor can probably be realized with a lower roof pitch, possibly an offset shed roof or non-developed rooms on the upper floor. But this usually cannot be implemented with standard floor plans unless you invest more.

We had a salesman here, and the turnkey house (without the base slab) would have cost €217,000. Since that was too expensive for us, he then took the red pen to it and made the house look better on paper: Base slab - hah, you could do that yourself! Installing doors - hey, no problem, you can manage that alone too! Filling/spackling - you can really save something there! etc.

In the end, the little house cost just under €70,000 less, but it was only a shell house. However, that price did not include any additional materials, let alone the longer construction time and thus longer rent payments.

What I want to say is: Anyone can calculate the house beautifully until it fits your budget. In the end, it boils down to calculating about €1500 per sqm. And that’s for a house without an entrance vestibule and the small bay window in the living room. That would have cost us about €12,000 extra from our provider (without really adding much additional room gain).

And you can really count on construction incidental costs of €35,000 - €40,000. I also thought that was too much, but my Excel list, in which I enter and track the costs, tells me exactly that!

I also already have several Excel lists. Every cost item that I can find somewhere as information goes in there. If I read all this now, it means for me either to reduce the house so much that it fits into our budget or to increase the budget. But the €1500 per square meter is a good guideline for me.
