Exceptional + generous, how to proceed?

: The entire area may be built on and the floor space index is 0.2. I haven't mentioned this further because for me these are not restrictions. I don't want to build THAT big after all. There are no regulations regarding eaves height, ridge height, etc. One story is definitely the only restriction. An architect looked at it beforehand as well.

: Of course costs and gold play a role for me. I do exactly as you wrote: I check my financial framework (€1,500,000; don't like banks and dependencies, so I pay entirely from my own funds), buy a plot of land and check the development plan. Now I check what I get for my money or what I want. Others have an all-in budget of €500,000, I have €1,500,000 plus land. (House €1,000,000, exterior facilities + garage €200,000, furniture €100,000, €200,000 buffer is my rough plan). What's so wrong about that or why should I be a troll?

Tastes are known to differ, but I simply like large open spaces better than several smaller ones. The question is how to use everything. A 30 sqm bathroom with jacuzzi and sauna is not too big, just like a living room when you combine TV corner, pool table, fireplace area, library, etc. all together.

: This wasn't the best year, but I think it should be enough to build a property of this size, right? Now I'm curious about your input.

Ditto! Someone did everything right there. I find your big project exciting and would love it if you kept us updated. Unfortunately, I have no idea at all how so many square meters feel in a house and am curious to see what kind of floor plan comes out.

For the mentioned financial conditions, you can afford a nationally operating (star) architect, who later cooperates for construction execution with a regional office for project management/construction supervision. In Hamburg, for example, Hadi Teherani stands for sophisticated, rather cool-technical projects. In Berlin, Graft Architects, who have built for Brad Pitt, or Jürgen Meyer H, if it should be a bit spectacular-amoebic. The classically reduced villa can be designed for you by David Chipperfield/Berlin. Constructivist-futuristic designs come from (e) Zaha Hadid, who unfortunately recently passed away. Her mentor Rem Koolhaas/OMA, Rotterdam will surely be active for around €1 million. Also, Peter Zumthor/Chur, Switzerland might possibly finish the 4B for you if you ask him very nicely and want to remain spectacularly modest despite your size.

Throughout the whole federal territory, preferably in southern Germany, there are many "smaller" offices that build very high-quality, especially in the area of ambitious single-family houses: Titus Bernhard/Augsburg, Kehrbaum Architects/Kaufbeuren, or buchnerbründler/Basel.

In short: For the estimated amount, you can buy any architect you want. You just have to decide whether it should be spectacular only for you or also - or predominantly - for the astonished/amazed outside world.

However, for 400-500m2 of living and usable space and the assumed development standard, I would rather estimate €1.4-1.7 million – pure construction costs, excluding incidental construction costs, outdoor facilities, furnishings, etc. Building is expensive even for people with a large budget.

... In addition, I would buy a few glossy magazines - they feature architect-designed houses, of course also on the internet. Otherwise, I can recommend googling [Hufhaus], even though it is a type house, it fits the planned building budget and the spacious living of a special kind.

That doesn't say anything, I think someone once fooled numerous investors with it. He showed a tax assessment notice that listed tens of millions in income, which he could easily declare as self-employed. Then he simply revoked the tax assessment, according to which he should have paid tens of millions in taxes, with the motto "I was off by 3 digits *lol*".
