Of course, the magazines provide many good suggestions. Accommodating or selecting all of them will probably be the next step. The resale value does not matter to me. I live here and now and not for whether and what my children inherit. The mentioned locations are not a commuter belt of Hamburg to me.

and Musketier: Because there was a tax audit for the year and the tax officer saw some things differently than we did. It is about a second notice. The first was provisional pending review. But you know that already.

I do not think much of such arrangements (as they are not really applicable to me). I also have no problem paying high taxes. We live in a welfare state and we should be grateful for that. Even a "star" architect bills according to HOAI. Just with a different fee zone and fee rate.

What I can recommend to you is not to go to the architect with the wish for 4-500m² living space but to show him which rooms you want with the note that it should be spacious. Size also conceals many inconsistencies and problems in architecture and, as already mentioned, the impression of a "hall" can quickly arise if the architect designs the house purely based on your wish for "size."
The coziness, that certain something, and exactly the points that make you happy every day in your house are not the 30 sqm by which your living room is larger.

Hi,

If you look at the link below from me, you will find a similar property to what you want to build here. We have 450 sqm of living space, but with additional areas, it is over 600. The shell construction is cheap (350) and from there it gets expensive. The kitchen for that size cost 100. The paved driveway alone is about 50. Garden with everything included 200. Hi-Fi/Video are quickly gone with 100. An alarm system should not be missing in such a property and easily swallows 30-40 (video system, outdoor and indoor motion detectors, window locks, etc). The indoor pool swallowed about 300. I am happy to post pictures if I have the desire and time. All in all, our property cost a little over 3. You can save on a few things but under 2 it won't work with what you have in mind. In a house like this, everything costs a bit more. Windows won't be standard size, doors neither, etc etc... Hope this helps for now...
