I can - to be honest - hardly make sense of your question, partly somehow unrealistic, partly I think you might be a troll trying to shake up the forum. However, I do not want to accuse you of anything bad.

I wonder if costs and money don’t matter to you at all or if you have unrealistic dreams. For 99% of future builders, money plays the biggest role - so you get your credit limit calculated to know how much budget is available for the house construction. Then comes the development plan, which of course also exists in Lower Saxony. The floor area ratio of 0.1 (which would not be unreasonable for 2400 sqm of land in the sticks) can already be an obstacle for your planned estate. When I read about 100sqm living room spread over two floors, I think of the coziness of a warehouse. Another example: 30 sqm bathrooms are no longer generously sized but simply impractical, because one does not want to waste a thousand steps in the bathroom and dressing room already in the morning. Somehow rooms also have to be ‘together,’ because who among us gets mileage allowance? Due to my profession, I have been in several representative villas and houses - none of them had 100 sqm for a living room, but they did have two separate living areas like next to the comfortable living room also a music room, a library, a separate fireplace or TV room. Anyway, everyone has to decide for themselves. You can find architects at the Architects’ Chamber. He or she will be happy and may be able to feed off your project for a year. I would plan with one year of planning and 18 months of construction time.

What I can contribute from my experience is:

Important and all the more difficult the more involved you are, is the search within yourself, what do I really want, what do my needs look like when I get to the bottom of things. In mural painting, this is the most important part, it cannot be worked out carefully enough. Nobody can take this away from you either, you can at most find a person who accompanies you in this process. It can feel unfamiliar and strange. Suddenly you are supposed to share something very private with a stranger and let him/her look inside. Whoever commits to this process gets "their" house, something from top to bottom that belongs only to this person and is highly personalized. No one else has that and it would not suit a second person either.

But if one says, I'll just let myself be suggested something and then take it or not, two things regularly happen:
- The one who delivers the suggestion has to work out many proposals before one fits somewhat, and with large projects this is always work that cannot be charged.
- The hurried client puts on a foreign skin and sooner or later "their gut" notices. Often only later. Maybe he/she would simply feel more comfortable if it were different. Whoever does that gets the house of their architect with a few personal gimmicks. Also nice

The development of an idea benefits if you stay as long as possible in an area I would call purposeless playing, "messing around." Closing the bag as late as possible brings better results than thinking about limits from the outset. An extraordinary result also demands extraordinary thinking – your own, even though of course you can buy something, not everyone has to reinvent the wheel. It doesn’t matter at all whether it is supposed to be something big or something manageable. Therefore I also find the question [Troll] or not irrelevant.

Lighting design does good for the smallest hut. And good light does not cost more than bad. Very rewarding area.
