I don’t agree at all.
A geotechnical report is always formulated in the "worst possible" way so that no one can hassle the surveyor afterwards. Hence all the standard phrases about how bad the encountered soil is.
What counts is only the foundation recommendation |Page 6, Point 3|. It contains a clear instruction: excavate 80 cm deep and fill with sand, possibly deeper in the area of the old manure pit. I mean, that’s great, if this were a bad geotechnical report, then 2 m deep frost protection would have to be installed, or even better: pile foundation, waterproof tank and so on. None of these problems exist here. Estimate roughly 1 m depth times house ground area plus slope area/workspaces, then you can calculate how much excavation will result and how many tons of gravel are needed for filling. I would expect around 5,000€ additional costs here compared to ideal foundation according to the construction specifications. You’d have to first find a plot where it becomes cheaper.
Edit: if you have a bad feeling, then don’t take it, but as I said: don’t be annoyed if the geotechnical reports for the next 5 plots aren’t any better either.

Regarding the bad feeling, I’m not superstitious, but there’s not exactly a lucky star over the plot either... There were 6 people before us who wanted the plot too. But none got a building permit. At the moment we’re the only ones who have come the "furthest". We have a positive preliminary decision, have a geotechnical report... But the owners have now also separated :eek _O It’s a nice plot, but there are a few aspects that I don’t like...
I have attached the preliminary decision. Since the wall at the front is to be preserved, we are allowed to build the house further to the back... The wall is on the north side! But the terrace would be covered by a corner of a barn... I measured the front plot (surveying device from work) and merged the points in a 3D program. I placed the house with the garage as far back as possible. In front of the house towards the wall would only be lawn... But hardly any sun reaches there.. (Attachment Grundstück_1) You can see the corner of the barn well there. But we are not allowed to build further back because of the visual boundary between the two houses.
We are a bit torn... (I know, no one can make the decision for us)
, I’d say with 200 m² it’s still at worst 20,000€... The house is supposed to be between 130-150 m²... but if you count the garage and a bit around it, you quickly get to 200 m²...
