The calculation of setback areas varies regionally. Here in Saxony, a kind of standard rule applies for single-family houses: 3m is sufficient, even with 2 floors.

How old are you currently? Does it make sense, for example, to subject yourself to the restriction - no upper floor - for 35 years without reason, only to benefit from accessibility for 10 years afterward? Also consider the argument that from the moment the stairs become a real obstacle, tasks such as garden maintenance or winter services also become problematic.

Yes, that's true.


I don't even know how it is in Saxony-Anhalt. I would have to research that..

Practically, I do find a bungalow .. because with 2 floors, you hear the kids running around upstairs while you’re down below ops:

Also, my knees already hurt (from work), which is why I have already completed further training as a technician (where I don’t have to kneel anymore )

Never! Nowadays, concrete ceilings are usually built with ~20cm or more, you don't hear anything through them! Please do not compare this with the wooden beam ceilings that have been standard for centuries in many older buildings!

It's even the other way around: an 11.5 cm or 17.5 cm hollow brick or aerated concrete wall, which is additionally perforated by electrical and plumbing lines, lets through much more sound than a concrete ceiling.
