Whoa – were you born with shoes on at 45 or did you just sleep poorly yesterday?


Although it often reads exactly the opposite here, even among these 99%, a good 90% probably have no clue that two-story – with correspondingly flanking TH/FH – means a calculated two-story structure.

So please show some patience with human fallibility; especially certainly with very young people. Your scolding misses the mark anyway, since the property has already been purchased.

So, to clear up one thing now .. we are also aware in hindsight that it was not a brilliant move on our part to buy the property without reading through the entire development plan.. but at least we are now trying to make the best of the situation and not just throw in the towel



We have already tried to find out something at our building authority but unfortunately you only get vague answers if anything at all.. We are still far from starting construction, we just wanted to inquire in advance what possibilities we still have.. But THANK YOU for your info

As said: better not to tinker for a long time - and probably incorrectly in detail - but to commission an architect with a preliminary draft who takes into account the building and planning law requirements and still tries to accommodate your ideas as much as possible.

Hello we had the same problem, 2 full floors, with a hipped roof, these we had to get approved separately. We had to pay 6 per mille of the construction sum to the building authority. Likewise, the municipality/city council had to give their approval. Look around the area of the new development, if there is already a house with 2 full floors and hipped/tent roof you can insist on equal treatment. However, you cannot avoid the 6 per mille per change.

Why is this hip roof so extraordinarily important?

The design of a house concept should be more than a collection of random design ideas, arbitrary snippets, and preconceived notions about the "dream house." The design results from the space program, the plot, and the legal requirements. A hip roof is one of many possibilities. Among other things, it should also suit the architecture of the house.

Last week, a forum participant had the fixed idea of forcing his floor plan into the square floor plan of a "city villa," which, however, led to highly unpleasant room solutions. I hope that, based on the forum’s response, he has abandoned this and allows more mental and creative freedom for the development of new floor plans.

You should do the same with the plot and have a professional preliminary design made, where the question of the hip roof will probably eventually no longer be relevant.
