Eave height too low

It's less about the hip roof and more about the 2 full floors..



Our development plan specifies very little about the proper design.. Actually, only the eaves height (4.5 m), the ridge height (9.5 m), and the roof color were given.. nothing more.. we will probably go for a kind of bungalow with dormer windows now.. but we got back in touch with the building authority and hope for a somewhat better answer with more precise information.. after that, we will make an appointment with an architect..

How did it go for us in the construction area? Those who wanted simply built higher and then paid a fine of a few thousand euros. Demolition is usually disproportionate, a small fine is not so bad,...

So with a mansard roof with, say, a 70° pitch in the lower area, there would hardly be any loss of space in the upper floor. And otherwise, just a gable roof with as large dormers as possible, a bay window with a flat roof, or something similar.

Good idea

Well, you can also be unlucky and get an order for modification. Courts are not necessarily lenient, even if the fun then costs 100k.

??? Should I express that in radians? 70° (because in many state building codes anything above that is considered a wall) would not be unusual for the mansard roof, it is of course a bold way to circumvent the restrictions that come from the ridge height: 70 degrees at the bottom and 30 degrees at the top, or something similar. If you then build the windows in dormers, you will hardly notice the roof slopes inside.
