Dream of building a house 2025/26 realistic? Currently hardly any equity, but we are fighting!

First of all, welcome here. Your past (why the inheritance was not renounced) plays ZERO role here, because it is unchangeable. Starting point: net 3.2k plus the 1.9k no longer needed for the desire to have children. We were in a similar situation at your age, and we dared to do it, and it was not easy, but today we are very happy with it. Your salary is decent for your age. Something (to me) incomprehensible is the statement that the house will be realized first and then the desire to have children will be assessed depending on the financial situation. Question that and answer honestly: it doesn’t help you if your "she" runs away in her mid-30s because her desire for children remains unfulfilled due to a house.

You can do the math yourself. The 2,500€ burden is already there. It is doubtful that building a house will become significantly cheaper again. Time is working against you.

What I would do in your place ..... 1.) question the priority of house vs. children. 2.) start mentally planning a house on the plot: which type and size of house, what minimum requirements, first rough cost estimate. At the moment this can be anything between 400k and 1M. That alone takes months, by then you will see further anyway.

But that was probably with lower costs and lower interest rates. One can discuss whether existing properties will become cheaper or not, but they want / have to build. By 2025 they will be at 600,000.-- just for the house. It is honorable to pay off relatives' debts, but financing 2 expensive cars does not show a willingness to save. Also, 600.--€/month for a wedding is a luxury.

A nice wedding can also be quite inexpensive. I just looked for our Excel sheet again, we got married in the summer and had a party in our own garden. We stayed under €2000 all in. :) That was covered by the cash gifts. Back then it was also somewhat out of necessity, as we only had one income at the time. But we still look back fondly on our "very special", small wedding. There was a lot of DIY involved, for the decorations, etc. I wish today I had taken more photos. :)

none of these topics are what this is about. Indeed, our first house was cheaper, but our income was lower as well. The income to house construction cost ratio has remained roughly the same. Interest rates were higher back then (6.25% was our first financing).

I think it's a shame that with an existing desire to have children, you first think about the house. Not everyone has to or wants to have children, but if the desire is there for both of you, I would really consider putting it at the top of your priority list. That stood out to me while reading :)

Regarding the overall situation – building will certainly not get cheaper, but who knows where interest rates will be in five years. No one can say, so if I were you, I would continue saving as hard as possible (if the dream of your own new build is really that big – after all, you have the best years ahead of you right now, and you don't want to spend them just saving and scrimping :) ) and see how the situation develops. From what I can gather, you don't have any urgent stress and have a secured plot.

If maybe the income situation improves or interest rates fall, strike as quickly as possible and lock everything in. At the same time, look at existing properties (there will be a lot going on there in the near future) and keep all options open. Why give up now, without necessity?

From my own experiences and those in my circle of friends: I would always have the children first and then look for/build the house. Our priorities have changed a lot with children and without them, we would live very differently. Friends live in a huge city villa with three children's rooms for two people because having children didn’t work out. Otherwise: Look boldly into the future!
