The neighboring building has a basement, and on my property there is an old building also with a basement. The demolition is included in the 80k incidental costs. Every provider says to include the basement, it’s not that expensive in the end, unlike at Neuland where everything has to be excavated.
A hip roof etc. is not possible, it has to be a gable roof. Currently planned with knee wall; but if the building authority says full story is okay, it will be full story.

From that perspective, unfortunately, there is no potential for savings here.

We are also planning for another child. From that point of view, the 2500 monthly is simply unrealistic. Or if the 2nd child was already there, the funding volume at L-Bank would be higher again. Just a catastrophe right now. Equity is available, both work, and I see no hope currently. The apartment was just a thought because we don’t have a children’s room in the rental apartment here. But if I rent a bigger apartment, I also pay 1100 cold rent. If I find an apartment to buy, for example 3 or 3.5 rooms for 320-385,000, the monthly repayment would definitely be significantly lower compared to 2500 for a house, just repayment without electricity, water, etc.

An alternative: Move away from expensive Freiburg to a somewhat more affordable area....
If the income doesn't match the area, you either have to earn more or move away.....
