If the financing is tight anyway, one does not necessarily take an architect, but "makes do" with a catalog house with simple adjustments. Definitely the wrong priorities set here as well....

So the plot is still too small? But the garage should somehow fit anyway?

An alternative: Move away from expensive Freiburg to a somewhat cheaper area...
If the income doesn’t fit the area, you either have to earn more or move away.....

Yes. Exact numbers really help here. It will probably not be cheaper for YOU to build (inflation/interest rates/construction prices).

One has to say that for the same job in SH/NDS and in BaWü, one can certainly build 180m2 in a similar location instead of 120m2 in the former states. In the south, the prices for building including land are even more detached from income than in the north of the country.

Where I already wonder here why one didn't simply buy a semi-detached house/townhouse from the developer a few years ago for around 450-500 thousand in the quasi self-built duplex. That would have been the better deal. Less stress and immediately a house and at the time's record interest rates at a great price.
