Dream of building a house 2025/26 realistic? Currently hardly any equity, but we are fighting!

About you: You have a degree and many promises from the employer in your pocket. In the current market situation and shortage of skilled workers, I believe you are selling yourself short. Here you have to be flexible and possibly change the company.

About the plot of land: What will you do if you have to move your place of residence because of your wife's job?

As soon as a child is old enough to hold a tablet on their own, it’s absolutely no horror. Alternatively, there are sometimes huge play areas with play kitchens, ball pits, Lego, coloring books, etc. Or a TV with child-appropriate DVDs for different age groups. I’m not a fan of parking small children in front of such devices, but in such situations, it is extremely practical. The horror only comes when the children don’t want to leave.

Oh yes, while I was renovating with a lot of personal effort, the third child was born. Absolutely stress-free in the tile market with a baby sling.

Sometimes yes, sometimes not. It also depends a lot on the age and what is possible; at 1.5 years, carrying isn’t much an option anymore. And it’s not only about the appointments for selections. You’re constantly on the construction site and don’t want to have the child there all the time. In the end, an adult always has to step away to take care of the children. If you’re not building just around the corner, a new childcare arrangement is necessary. We were without one for months now because we had nothing in Konstanz. At the same time, we had to keep the new day-care provider waiting.

I also find all of this a bit too early and bold. The laissez-faire of life is missing here after the learning years.

The debt number should be settled in about a year. Currently, they already own 6k of a 63k property that has been paid off. Ancillary purchase costs also already settled. In one year, another 7k will be paid off -> 13k that should count as equity. Then there is still a construction grant from mom amounting to 25k.

If you subtract the debts from the car loan from the 6,000 already paid off, not much is left. Even less remains when the leasing car expires and a replacement is needed. The savings rate of 600/month is supposed to be spent on the wedding. I don't see any significant equity until 2025 or even 2026, and that with construction costs of then 600,000.

You are also constantly at the construction site and don’t want to always have the child with you.

But those little fingers get so well into the narrow corners...

On the topic of a house being too big when the kids are gone...
Well, my house could be even bigger. We had planned for two more children (three in total). That didn’t work out at first— but my wife claimed one room as a plant room and the last one is storage/workshop.

I could also use an extra room as a man cave. My office is too small for that.

By now, I would probably prefer a bigger plot and realize something like that as a garden house.
