And the entrepreneurial risk that he misjudges (which can hardly be otherwise, simply due to the inherently unpredictable nature of surprises) is supposed to become the customer's risk here :-( I dare to claim: a developer who disguises himself as a broker will hardly be serious (or even: want to be). But what use is that to you? A table that makes the calculation of your risk more comprehensible unfortunately cannot eliminate the unknowns in it. Only if you explicitly seek this thrill is this a win-win deal – otherwise the swindler has simply found a fool.

I also think that here you have the worst of both worlds (real developer and "free" building on your own land): You have the contractor's commitment to the property and the risk of underestimated/not stated costs that you end up stuck with. In addition, in this model you are the builder and also bear the corresponding costs such as insurance, etc. In a real developer model, you wouldn't have all that...

Overview of total costs attached.

The construction service contract looks roughly like this:

    [*]Stairs to the attic: €3,400
    [*]Attic conversion: €13,500
    [*]Flat roof gable 2x: €13,000
    [*]Finished garage 6x3m: €8,300

My humble opinion:
Building ancillary costs too low (connection costs clarified?); other costs extremely tight.....

Additional construction costs too tight. Civil engineering as well. Not to mention the incidental purchase costs.

How subtly a tied deal is hinted at with 3 "exclamation marks". Change possible!!! Cute :)

Was NRW Krefeld correct for you? What is the real estate transfer tax on 260k€ + 172k€ again? In NRW including taxes, notary, and land registry it's about 9% plus broker fees. Makes 47k€ sporty. That is not included in your calculation. The tax office will be happy about that.

Exactly, Krefeld. I would only pay the real estate transfer tax on the land because the acquisition is conducted through the owner.
