Angular bungalow on 800m² plot - financially feasible?

What can a layperson pay attention to here? Is the plot higher/lower than the street? Is the plot bowl-shaped? Currently, it is not yet possible for us to survey or carry out a soil report, because the entire construction area is still being filled and about half a meter is still missing.

Well, as a layman, you can't do anything if everything is being redone. We could have noticed it since the neighbors are all a bit higher... but we were so happy to get a great plot at all that it still doesn't matter to us in hindsight. Even if the additional costs had been 20 or 30,000, we would have bought it.

It's enough to pull your hair out – not all sellers can be charlatans, can they?

Additional foundation costs always arise when the plot needs to be filled or earth removed; you usually can only recognize this when the preliminary site plan is available. It becomes really serious if the soil needs to be replaced; this is determined by the soil survey.

Sometimes I really wish there was an exam for sellers! These – mostly unspoken – questions are answered unsolicited by a reputable seller in the first consultation!

I am aware that I won’t make any friends with my answer :o

With the first one you should be very cautious, the second is a franchisor – it is crucial which BU you deal with here (you have to search the internet for references) and with the third – even if expensive – you are basically always in good hands.


Answering this would require a full evening program. Read through this on the HBF and you will get an answer to this question; I don’t know how many times I have already answered this question.


In short: yes – as long as the "common sense" does not fail in the face of supposed gifts. Also, you should never let yourself be put under time pressure.

€10,000 for 600t of gravel, respectively frost protection material, which it will ultimately be? Just the material?
I would have sold it to you for that price as well. :)

Good heavens, don’t let the construction companies rip you off so mercilessly.
I pay €8.40 per ton of frost protection from the local bulk goods carrier for certified 16-32 frost protection including delivery with the tractor-trailer.

That has nothing to do with the BU, it is a separate company. I obtained 5 offers from civil engineers in the region, and this was the cheapest... it is a total of €13,000 for material, compaction


As I said, I can only use companies that also offer services here, and under no circumstances do I want recycled material. Are you sure it’s a ton for €8.40? And not the cubic meter... because that had to be doubled once... the m³ costs about €9 here as well. In tons here between €17 and €19... I pay just under €16 per ton, including installation and so on.
