I see the children's rooms in the basement. On the ground floor, the living area. In the attic, the parents' area. The rest is unnecessary ballast and the house would accordingly be smaller. (450k!?) Possibly one is also planning on 2 levels. Here sketched the 3 levels: Balconies would still need to be added. The staircase is a small half-turned one - no landing (program error). Concept sketch! Orientation on the property still completely questionable, as I could not yet determine any cardinal direction.

Thank you for the input and the effort. I would like to stop or pause here and will get back to you if necessary once new plans from a suitable architect, whom we are currently looking for, are available.

Hello everyone,

it's already been a few months, but we have taken your justified criticism to heart and have replanned. Attached you will find initial floor plans of the ground floor and upper floor ([KG fehlt noch, das wird wohl eine Ferienwohnung werden]). Also two exterior views... Not everything is finished yet, but at least I wanted to put the direction up for discussion. I hope we have at least moved away somewhat from the 80s style.

sorry - I am the thread creator, but I must have two accounts because I probably already registered at some point. Sorry for the chaos - that was not intentional.

It's a pity that you have to twist your neck here. What happens in the basement? Was north to the right? And on the ground floor, can you enter the house from the street?

The kitchen should be planned; the drawn island can be at most 130 cm wide if the aisles above and below are to be 90 cm. Where should the tall cabinets be placed? I would dissolve the pantry and instead create storage space under the stairs, or there is the cellar. And then I would give the kitchen area more natural light.

Also, probably position the stairs the other way around so that you can go upstairs from the entrance. Of course, that means you come out of the basement area into the living/dining intermediate space... so maybe a closed staircase?
