Demolish the old house - basement remains - build a new house on top?

Only photos or also excerpts from the building file (floor plans, sections, facades)? How did you become aware of the property without a public exposé? That sounds to me like a subjective impression based on two components: 1. Disregard of at least the Barthel tips, instead of buying on or preferably next to the market; 2. Equating asking prices in listings (as long as the same offer is not repeated at a reduced price) with actual sale prices. How does the unusual distribution of living areas (approx. 100 sqm with only 75 sqm on the ground floor) come about?

This is a total of 100m2 of living space. On the ground floor, we have a base area (with basement) of 75m2, so the living area is less.

We have learned through acquaintances that the house is for sale. Direct contact. Without a real estate agent, so far without competition.

We have an idea of our house. Also regarding the room layout. I think if you pay a lot of money monthly for something until retirement, it should also meet your own ideas.

We have. What matters is what the soil report says about the foundation of the new house and how the foundation of the current basement is designed. It also gets complicated with the statics. You can strongly assume that the load-bearing walls of the basement must be continued directly above in the same location on the upper floors. If you offset the walls, you have to plan a lot of reinforcing steel and possibly thicker intermediate ceilings in order to accommodate the steel properly and to enclose it adequately with concrete. Since only strip foundations were used with our basement, the structural engineer quickly gave up. It was just a 1.5-story timber-frame house on top of it, and that was enough accordingly. Two full floors in solid construction would have caused severe settling damage. That’s why everything had to be removed. The only thing I regret about the basement is not having built it floor-to-ceiling right away, but only 2.25 meters high.

You haven’t had a house for six years. You just have unattainable ideas. Colloquially: dreams. For example, as a father of three children, I would be totally unhappy not to be able to live in a house with my family for so long, just because my dreams are too beautiful. A few more years and the kids are out of the house and I have to dream of an age-appropriate bungalow. Exaggeratedly put.

Of course, it is nice if that is the case. However, there is no automatic process or even a claim to something like that. Many people pay a lot of money for housing throughout their lives without achieving this goal. So it remains a wish that one might be able to fulfill or might not.
