I also believe one should rather be glad if, in the end, something can be delivered at roughly the mentioned price within a roughly foreseeable time. We were given time frames of 8-17 months, provided one signed immediately. Nevertheless: [Versuch macht kluch].

So, dear forum members

our first offer discussion is behind us. We have now received our first offer for our dream house. The offer comes from Hanse Haus.

Hanse Haus offers a 1.5-story house with a gable roof and a 35-degree roof pitch as well as a rectangular bay window in the living room. The living area is approximately 175m2... the knee wall in the attic is 1.4m high. As for the equipment, we think we have chosen slightly upscale standard with electric shutters, various additional windows, larger front door, etc. There is a shower toilet and a large bathroom... we currently waived the home automation, but it is possible that I will still include the wiring for it. It will be built to Kfw 40 standard with gas and solar. Possibly we will switch to Efficiency Plus with photovoltaics, battery storage and air-to-water heat pump... knowing full well that this will never pay off.

The total price for the house is now according to the offer 324,000€ including foundation slab and turnkey delivery. What do you think about the price... is it reasonable?

We still have comparison appointments... nevertheless I would be grateful for a rough assessment!

Is move-in ready... however, everything is wallpapered and painted white! We still have to adjust the roof overhangs! On both the eaves side and the gable side, 15 cm must still be added... whatever that may cost!

Are floor coverings included as well? If everything is included, then I find the price quite normal.

Hello again

So we have now finalized our house. We have arrived at a KfW 55 house in timber frame construction. We have planned about 174m2 with a 38 degree gable roof and a 1.4m knee wall. Insulation with wood fiber insulation boards and mineral wool as well as 240mm of jute in the roof.
Technically, we have app-controlled electric shutters, photovoltaic, lwwz thz404 with controlled residential ventilation, large lift-and-slide door in the winter garden bay, and various other things. The price still includes two barrier-free showers and a 9x3m prefabricated garage. Additionally, the floor coverings are tiled on the ground floor. Painting and fleece wallpapering as well as floor coverings in the attic are to be done on site. However, q3 is handed over filled.

What do you think, is the price of about 320,000 euros realistic or should I still do something?
