The difference between a knee wall of 1.5 meters and a townhouse can no longer be that big. The best thing will be to somehow kindly agree on it, for example by splitting the additional costs half and half or something similar. First, try to clarify it like this or ask for other suggestions. The first proposal is guaranteed one where the customer loses. It gets interesting when the employee asks the boss.

Not much consolation, but at least the appearance fits better... A gable roof with a very high knee wall just always looks pretty stupid ;( Put dormer gables on both sides, then you'll have a lot of space with a good appearance.

Have you yourself ever looked into the development plan to see if it is stated so clearly or not? Unfortunately, in our case, there is nothing about the knee wall height in the development plan, but the building authority still resists going higher than 1.40m.

Otherwise, there are more building types. It's best to talk to the developer.

I would also make sure what is stated in the development plan. Two-story buildings are allowed, KS of 1.50 is not, but 1.00 KS is ... Get the development plan and have a look at what is going on. Otherwise, adjust something.

Purely a matter of taste. I find these dormers creepy. Not everyone is into the country house look... I find a high knee wall and relatively flat gable roof quite good visually. And this miserable habit of steep gable roofs with low knee walls *groan*. That just means loss of space and unnecessarily heated space upstairs (if you don’t want an attic but a visible roof truss). We’re currently having the same problem: our building pre-approval would go through if we lowered the knee wall and instead made the roof steeper (in numbers: wall height from 5.30 to 4.30 and roof pitch from 20° to 31°; ridge height can remain the same), but that would mean we would only have about 85cm knee wall inside. A no-go for us. Since the building envelope is limited due to required setback distances, we cannot compensate by increasing the floor area. But with such a low knee wall, you just lose too much space upstairs. You can’t even place the bed under the roof slope; when getting up you’ll inevitably hit your head on the slope. Not to mention the aesthetics... we find this country house style utterly creepy (if we could do as we wanted, it would be a cube with a flat roof. But from the start, we knew we probably wouldn’t get that approved). So our compromise was a relatively flat gable roof (we took the pitch from the old building), but now with 31°? And to gain space maybe add dormers (these would be approved)? So we are currently facing the decision: do we spend our money (and it’s not little) on a house that we simply won’t like at all? Or do we take up the fight and try to push the knee wall upwards somehow... We’ll see. One thing we are quite sure of is that we probably won’t spend our money on a house where we can only make the attic usable through (for us ugly) dormers. Then we’d rather wait...
