Fingerhaus I know quite well. If the consultant is willing, you can get a pretty precise price in advance. Regardless of the offer, always keep a bit (10-20k€ for the sampling) in mind. There are many nice things

Please do not use Loxone. What they do to their customers is hard to believe. Without much extra cost, you can also get a KNX system and be on the safe side with it. You will also be able to manage the programming with it.

Then I would of course fix the interest only for 15 years.

Or conclude as a full repayment loan for 20 years. The interest rate could come close to the 15-year conditions.

We are slowly making some progress with our planning. We are currently at 165m2 of living space. The house is planned to be one and a half stories with a gable roof and a 45-degree roof pitch, a 1m knee wall, and a small bay window.

We are currently leaning towards Hanse Haus as the house manufacturer. They have designed the building envelope from the start to be suitable for KfW 40 plus, and we feel quite well taken care of there. For the heating system, I am leaning towards an air-to-water heat pump combined with photovoltaics and a battery storage system… (I was recommended the Proxon air-to-air heat pump, sold by Proxon (Zimmermann Ventilation), but I am not really convinced yet).

We could probably remove some trades (wall and floor coverings), and I might be able to procure the photovoltaics on my own and at least handle the programming of the home automation myself.

We had set a maximum budget for the house at €300,000 (plus the €15,000 KfW subsidy for 40Plus and excluding additional construction costs, which I had estimated again at €40,000).

Do you think this is feasible?…A modern kitchen and other interior furnishings are currently available and are to be reused.

that would be a good 1900€ per m², sounds reasonable to me.
