First of all, thank you very much for your feedback. In the past, unfortunately, I had a lot of very different stress. In this regard, my nerves are on edge. An independent and reputable statement is therefore much preferable to me than from the broker/owner.

So far, everything is only handled through the broker since he is also the administrator.
At first, he told me that this was a very good sign. The apartment would therefore not be damp and due to the dryness these cracks would form.

Over the weekend he told me that it was due to the floor slab.

I just want to find out how serious these cracks are, because up to now I have not moved in there.

So as I see it, these are simply hairline cracks that are basically harmless. The crack on the window is due to the missing plaster rails. Since the window moves when opening and closing, a plaster rail is usually installed at this point to absorb this movement. Plaster is rigid and cracks when something moves.

The real estate agent's argument is nonsense to conclude the moisture content from a crack; he just wanted to be left alone.

They are hairline cracks. As a rule, such cracks are excluded from warranty in construction contracts.

At least with us. It is quite normal because the house is still settling, but everything needs to be completed quickly (must).

Don't worry if you are a tenant.

The one, for example, is clearly a drying crack, which is seen at the switches, below are slots, thickly plastered slots with gypsum, when the gypsum loses its water it simply shrinks a bit. If you feel that it is finished shrinking now, after about 6 months, put a bit of Moltofill on an old credit card or something like that, fill it tightly, dab paint on it, done.

I would also say: hairline cracks! They appear and are not serious. They often do not get worse either.

The problem here is that a normal wallpaper like non-woven or woodchip could mask this. But now there is a firm decorative plaster on it that does not compensate for anything. If you want to rent the apartment, it might be worth considering pointing out to the landlord that he should please do some additional filling so that you rent a clean paintable wall.

Everything in the building/apartment should be intact; if necessary, take photos in advance with the date shown, which you can use if needed when moving out. Otherwise, it is the owner/manager's responsibility.
