Hello. We bought a prefabricated house with 121 sqm. 2 floors for a list price of 159,900 euros. In addition, the base plate cost 20,000 euros. That means the basic house cost us 179,900 euros. But that was completely ready to move in with an air-to-air heat pump, kitchen including appliances. Everything basically. Due to our extra wishes during the sample selection, we ended up paying 199,900 euros for the complete house. So it is going well, but nothing has happened in the outdoor area yet. It starts with the entrance stairs and goes up to the rainwater infiltration. Garage and terrace are also not included.

At work, everyone says you should buy at least a property of 550 sqm, so you still have a bit of space. But properties from 500 sqm start at €160,000 here in Bavaria, and unfortunately, that is too much.

Don't listen to people at work! Try to form your own opinion. Small plots of land also have advantages. The garden areas may be cheaper to create, they can be low-maintenance, and the property tax is lower. There are people who deliberately look for small plots of land. If you can personally live with a small plot of land, I wouldn't worry about it.

Bavaria is large. We offer 1000 sqm starting at 35,000 euros.

It’s best to take a look around a model park and talk to the salespeople. There are cheaper providers and more expensive ones. Just so you get a feel for what you like and the range you are dealing with. Some also offer different expansion packages. Familiarize yourself with terms like turnkey. That doesn’t always mean the builder comes and the moving van arrives. How much own work is realistic, etc.

We are at just over 2,000 euros per sqm + additional costs + retaining wall + base slab + outdoor facilities + garage without own work for a passive house. Whether the equipment is standard or luxury, no idea, I would say a bit of everything, as it suits us.

We are currently building in Linz am Rhein in Rhineland-Palatinate. We also informed ourselves beforehand and, like probably many others, went to the [Fertighauswelt]. That was 1 ½ years ago. After some offers from these providers and careful consideration, we have now decided on a local developer who is building on our plot. The plot cost us about €63K including additional purchase costs (about 520 sqm). Our house amounts to about €240K. It is a 1.5-story single-family house without a basement with about 155 sqm of living space, an air-to-water heat pump, and energy efficiency according to the Energy Saving Ordinance 2016. In addition, we have negotiated a solid garage, a terrace, various paving works, and some other nice features. What I want to say with this: Please make sure to get information in advance and compare offers. Unfortunately, I cannot say anything reliable about Bavaria, but I think there is also a wide price range there. In my opinion, prefabricated house providers are often more expensive than local general contractors or building contractors. You can also save on land prices if you are willing to forego a central location. The only important thing is that, in the end, you feel comfortable and collapse on the couch at home after work, put your hand in your pocket (Al Bundy says hello), and let out a sigh of relief.
