What would you have to expect purely for the house to be technically and turnkey finished to a high standard for 120sqm, but without a basement?

upscale: at least 240,000 EUR plus incidental construction costs plus garage plus exterior..

I'm going to upgrade our cabin now. With the prices our builder quoted. Brick-clad plus 15,500. Gray windows, foiled plus 4,000. Noble front door plus 2,000. Glossy roof tiles plus 3,000, in clay instead of concrete, higher quality garden paving plus 5,000. Better garage with sectional door and LED lighting plus 1,500. Wooden parquet instead of vinyl plus 2,000. With plumbing you can go endlessly upwards. Rain shower, atom toilets, golden faucets, you can easily burn 10,000 there. Our electrician offers neither KNX nor smart home, he doesn't want to, can't do it, you don't need it, he says. Here in Schleswig-Holstein the train still runs with diesel locomotives, that works too. So, 350,000 you'll easily crack. Certainly more in Bavaria. My advice. There's probably nothing to be done about the plot. You have to find a local, down-to-earth builder who is willing to build very economically with you and advise you accordingly. An honest guy. Viebrockhaus. Bien-Zenker etc. please forget. That won't work. They are way too expensive for you. Karsten

An end is not in sight...how much house prices are changing...and already back then, six years ago, we kept going back and forth, wondering whether we could afford this or that...

But I better not say what we paid...many will get goosebumps...

My daughter and my son-in-law built a brick-faced 1.5-story captain's gable house with approximately 160 sqm of living space for 270 thousand euros including the land in 2011 2012. Final price. Approximately 50 thousand of that is for the land.

Since you are, as you say, still young and don’t know much (none of us did at first ), I would advise you to inform yourselves about the possibilities and how much this and that costs. On the one hand, a prefabricated house (timber frame) in the single-family house sector is usually more expensive than a solid construction. Also, the term turnkey actually doesn’t mean much. House builders like to write turnkey, but usually painting and floor coverings are excluded, meaning you have to take care of those yourselves. For those who need to be a bit more economical with their money, this is an opportunity to do some work yourself. That’s often tiring, but painting or wallpapering walls should be manageable. This will take up the main part of the holiday for working, but should be doable.

A garage is also a cost factor for a parking spot, which can be obtained cheaper. A carport is just as good.

Creating a garden can cost you 500€ just for lawn, but also 10000€ including planting. If you have the money, you pave immediately and fence the property with a hedge and fence. If you need to save, eventually you will also need a terrace and a driveway ( already said), gravel is cheaper for that. Planting can be done little by little.


If you buy a plot of land, additional purchase costs come on top.



I find the inquiry about upscale standard confusing here. Upscale standard means, in my opinion, for example, natural stone, whirlpool tub and fireplace, Bulthaup and KNX... which, however, few people install all together, even if they have more money available.
