Do you have a budget? Increase it by 50%. Then you have already taken the most important step :)

Hello everyone, I was already expecting such answers and although I am always very happy about answers, only one answer is constructive. Thank you !! The DIN 276 covers all cost items, but as you correctly assessed, I am looking for an adapted list. The hint that such a list does not exist "unfortunately" helps further ;-) I had hoped to use this as a starting basis, but then it will probably be the DIN 276 with the advice here from the forum.

Regarding the other remarks... Yes, I am still relatively at the beginning, but everyone is initially ignorant or a beginner in every field. Without your advice, I would not be where I am today. I do not want to build the house completely myself, although an acquaintance did this. He did take longer to build, but retrospectively an appraiser estimated the value of the house significantly higher because an above-average quality was achieved. I also once heard what professions some developers practiced before... They are almost never really qualified for the profession. In your opinion, "no one" should start with it, but then I am supposed to rely on the people ;-)

That is true, but regardless of clinker or plaster, both are done by a service provider. Keyword external facade. Regarding the other topic, I am with the carpenter and roofer. Again, regardless of whether it is a gable roof or a hip roof.

Reasoning?

Reason? Because 90% of builders are in the "dream phase" at the beginning and end up spending significantly more than originally planned. I signed up here in 2012.. take a look at my first posts to see what kind of numbers I was starting from.

Which service provider covers what?

> Notary (property purchase)
> Surveyor (surveying, registrations)
> Planner/Architect (planning, application, supervision, preparation of specifications, tenders, monitoring / depending on the contract)
> Utility provider (development in the street or up to the utility room)

> Shell builder did the following for us:
- Civil engineering work for floor slab/foundations
- Create foundations and floor slab
- Concrete and steelwork
- Masonry work
- Interior plaster
- Screed
- Facade
- Dry construction

For the following trades, he subcontracted or we tendered or carried out ourselves as own work:

> Electrician (electricity, SAT, telephone, internet)
> Heating/Sanitary (water, sewage, heating)
> Carpenter (windows & doors)
> Carpenter (roof truss, possibly also roof covering)
> Roofer (roof covering)
> Tiler/Floor layer
> Painter (wallpapering)

What bothered me about your first post was simply the insinuation ;-) We have already spoken with several developers and architects and our financial expectations are solid and even somewhat overestimated. I know ourselves though, and you are right, people often spend more or want more than they can afford. I try to counteract this by
1. making a solid cost breakdown and controlling expenses during the construction phase
2. factoring in enough buffer

This is also a reason why we are somewhat distancing ourselves from prefabricated houses. One often reads that not all costs are mentioned and a lot of work has to be done on site later. Additionally, the selection of fixtures and fittings happens quite late and no one can give estimates on how expensive it will be.

I have read your first posts and the prices back then were just fantastic. At 50€ per sqm we wouldn’t even think twice ;-) We currently hope that the price for us will not exceed 350€/sqm. The price is not fixed yet and the last plots were at 320€/sqm.
Also, the price for a single-family house with a basement was very low. It is now of course hard to estimate because inflation must be taken into account. But for your information:
Our budget is currently at 600k, where we are calculating with a 400-500sqm plot at 350€/sqm, on which a two-story townhouse with 160-200sqm on a slab floor is planned.


Thanks for the list. That already helps a lot. I wouldn’t have thought that the shell builder covers so many things. I would have rather suspected it like this:
- Civil engineering work, slab floor
- Masonry work, concrete and steel work, screed, facade
- Drywall installer
- Interior plaster
