Yes, the 53k is gross. But when I read what is to be delivered in service phases 1-3, I would not pay everything. This would, for example, include a cost breakdown according to DIN 276, which we have not seen to this day...

He can finish the cost estimate for you in 30 minutes. Gross volume of the entire house broken down by all positions. That is no more than an A4 sheet.

Given your professional situation, you need an architect who covers/accompanies all service phases. That also costs. If you agree on a flat rate, it will not be less than 30k€. It's just a crappy situation from start to finish.

The child has already fallen into the well with the purchase of the house. Make the best of it and don’t wear yourself out right from the beginning.

That was also the plan and agreed upon. He was supposed to accompany all phases... What I do not understand: For our acquaintances, the house costs a good €300k in total and their architect agreed on a flat rate of about €20k with them, even though he could charge significantly more according to HOAI. Why is it cheaper with a flat rate? What do you get less of then?

With us, a lot of unnecessary documentation (from his perspective) is eliminated. According to the fee schedule, he would be forced to deliver everything exactly as prescribed (down to the smallest detail). Not with a flat rate. You don't get the same service for less money. That’s logical. Do your acquaintances have the same architect?

People, the HOAI is mandatory! If an architect makes flat-rate offers below the minimum rate, this agreement is invalid. That means if there’s ever any trouble, he can pull this ace ... then it gets funny. By the way, when I look at the effort so far and break it down into daily/hourly rates, in my opinion, you can’t complain (even with a €50,000 fee).
