1) Our budget is not that small, it is somewhere around 600,000
2) We would like to build bigger, but that is not possible due to actual building limits and setback areas.
3) The plot of land is not only concrete but already purchased: 300,000 for just under 500 sqm

Well, one can be wrong that quickly

What kind of property is that, which only allows such a small house on 500 sqm?

If I can only build 7x8m for 300k, that's already annoying. Exception / boundary development already excluded?

As Thies already said - uneconomical tower - which is probably disproportionately expensive. I still consider 325k to be exaggerated. What is stopping you from obtaining more offers?

Phew, have you really thought this through regarding the plot? Or to put it another way: Did you already know at the time of purchase that only 7x8m is possible?

I would definitely invest energy to obtain exemptions regarding setback distances.

From the 36.5cm exterior wall dimension, the exterior plaster (or even facing brick, etc.) and interior plaster still need to be subtracted. That’s at least another 2cm on all sides.
You could save space with a non-solid construction method. I’m not a fan of that, but in this case, I would consider it. Whether all exterior walls are 25cm or 40cm thick makes a difference.

If you are discussing costs concretely, there has to be a floor plan. Can you upload it? I wouldn’t be happy in a house like that. Especially if it is disproportionately expensive. Because it will be comparatively more expensive in any case; the usual figures like 1600-2000 euros per sqm are only viable from a certain size upward.

Then bring it on. At least one of our regular posters can assess expertly whether only such a mini footprint is really possible. This would also be helpful. I consider a 25% tower surcharge on the otherwise appropriate mass prices in this specification realistic in these dimensions. By the way, it is also a burden for compliance with the energy saving ordinance if the cubature is unfavorably proportioned - the popularity of the 08/15 city villa striving for the cube shape does not come from nowhere.

That is also an important point. A lot of exterior surface faces little "heated area." In other words: higher construction costs to comply with the Energy Saving Ordinance and/or higher ongoing heating costs.
