There are no offers at all. The €325,000 was set by the architect as billable costs to calculate his fee.

I am not sure, but I think that then only includes the KG300 and partially KG400.

That means for me: parts of the technical equipment, large parts of the construction and acquisition incidental costs, the entire VAT! and the land come on top.

The cost estimate from my architect always referred only to groups 300 & 400. It won’t be different with yours. Breakdown of cost groups see Wikipedia

Don’t worry about your architect’s fee in relation to the eligible costs, you are at least 100k€ and more away from the next level.

The fee will be somewhere around 45-50k€ gross for phases 1-8 The fees for the structural engineer will be added, 2500€ gross (at least for us). Surveying, soil report, permits, possibly building expert, etc. All group 700 and not included in the 325k€

That must be a top area if you are willing to spend 700k€ without exterior facilities and equipment (So paths, terrace, garden, fence, sanitary, kitchen, furniture and gizmos etc.). Is the plot at least flat, meaning no hillside location? Otherwise, the next trap awaits with cost group 210 and 500.
