Some bathroom showrooms in the furthest corner displayed sample models of the standard program from some regional construction companies. With three out of four samples, I thought they were museum pieces from the '70s - only the color white was contemporary. Somewhere near the sinks, there were tags indicating the builder - all three were budget brands, which I wouldn’t want to have even in my dreams.

A decent house price is also reflected in the standard program: usually, the bathtub can be enlarged from 170/70 to 180/80, and the shower at floor level. However, that often adds over 2,000 on top. A rain shower would probably be an extra everywhere. Otherwise, the equipment at mid-priced companies is usually simple, contemporary, and thus also appealing. You can also buy mirrors and washbasin furniture at Ikea; if you still have 3-4,000 left over, you can invest it here or in lighting.

But, Yvonne, you can use it even if you don't like it. However, this is a side issue. The main problem, and I stick to this, is neither the bathroom nor the kitchen, but the sludge and the slope. Here I would clarify precisely before signing the construction contract, possibly with a civil engineer or another expert, what will come up if I want to build on it. I read the plot is reserved but not yet purchased. This should be clear before buying what will come. And I think if company xy wants to sell you a house, they should advise you honestly about this. My general contractor also did that before. They inspected the plot and said they estimate the additional costs due to the slope. It was correct at 300,-. Only such information makes the calculation weatherproof. Karsten

: can you stop comparing every project to your minimal bungalow in the province? You can also wash yourself with a bucket. But if you build a house, you don’t want that. Sorry, don’t take it personally, but please accept that Germany is not just made up of Ostholstein and not everyone is a minimalist.

Yes, I basically agree. But the framework conditions must also be considered.

We currently live in a Bavarian city renting and started with the 500k budget with utopian ideas. In the end, the options were:
1) In the commuter belt: a mid-terrace house with a green strip behind the house, in the best case a semi-detached house on 250-300 sqm of land.
2) Small town about 35 km away with commuting for me and a job change for the client.

Then the current plot came as a surprise (we were successors after the first allocation round):
- natural location at the forest edge and yet everything necessary in immediate vicinity
- unbuildable west side with a view of the forest (but far enough away to avoid late afternoon shade)
- at the edge of the commuter belt, 12 km away
Compared to the other 5 previous purchasing options - by far - the best plot, deliberately leaving slope and silty soil aside.
The 30k over budget on the plot price absolutely worth it. Warning, very subjective opinion!

We want/need 3 bedrooms and 1 office, which is reasonably achievable with 140 sqm.
On a flat plot we would build without a basement and compensate by enlarging to 160 sqm due to technology and storage options.
Here it is 140 sqm (including the two rooms in the basement) + 35 sqm usable area. In the end, no difference to 160 sqm.
Also, the price difference is negligible (+-2k) based on the mentioned house catalog with the same extras.

Slope and silty soil cause trouble.
If that causes less than 10k extra costs at best, the plot is bought. If more is expected, the project is at risk and we would cancel the purchase if necessary.

Requests for offers to various surveyors have been sent out (for the entire semi-detached house). One has already confirmed on the phone that he could do it in the next 2-3 weeks. I will report back with the result.

Until then, many thanks again for the discussion and for the (rightly) critical comments. It confirmed our uncertain gut feeling.

Where can you get a prefabricated garage for 7000 euros? We have now contacted four major prefabricated garage manufacturers (concrete) and all are between 11,000-12,000 euros (3x8m garage) plus the foundations, which are supposed to cost around 3000 euros (I haven't asked for the exact price yet). So we are at about 15,000 euros for the garage. In our IKEA, all the display kitchens are also over 4800 euros and not yet installed? Maybe there is a kitchen unit at that price but the appliances cost quite a bit, or do you mean without kitchen appliances?
