The OP is 39 years old and still wants to live in his house for possibly another 40 years.
First of all, thank you very much for the feedback and the hints! I had hoped that we had rather overestimated.
To put it bluntly: If we have to cut everything on the house because of the plot, it would not be the right plot for us.
In general, we will have various things offered to us as options. But not to save a few euros, rather to get something better for the same money or something equivalent for less money (e.g. stairs from a metalworker friend). If it ends up being the standard from the general contractor, we won’t be sad either.
Regarding the proposals:
- Controlled residential ventilation is set.
- Own contribution is set, the (by the way Polish) father-in-law would preferably raise the whole house. Savings €5000.
- Upgrading the bathroom is canceled, we only want the walk-in shower on the upper floor (around €4000?). Savings €6000.
- Buffer for miscellaneous items is canceled (we try to be disciplined). Savings €5000.
- Paving and garden together for €20000. Savings €5000.
- Shower in the guest WC doesn’t have to be fancy. Savings €2500.
That already makes €23500.
Then also:
- The kitchen is important to us, so the €15k remain. If it ends up being only €12k instead of €15k, that’s fine too.
- The basement expansion will probably be cheaper. I’ll leave the value as is until the offers from the general contractors are in (unfortunately, the appointments with the GCs are only at the end of April because of Easter).
- Possibly there is still €2500 from BAFA for the air-water heat pump.
- If a conduit from the basement to the roof is enough for the preparation of the photovoltaic system, the €700 can be cut.
That should make the €480k feasible.
And if in the end the earthworks and foundation remain manageable, even better...
