However, a usage period of 60 years is rather at the lower limit, even for a prefabricated house. With 10 k€ you also don’t get much for outdoor facilities.
On the other hand, Massa Haus is not exactly one of the high-priced companies.
I would take a look to see if I even like it, then check everything carefully with an expert, and then only you can decide whether the house is worth 320,000 for YOU.
I have also had houses in my portfolio that were calculated to be worth over half a million, but they were sold after one year for 300,000.-

Exactly for this reason, the link is not worth the trip, or rather, the "many percentage points" easily outweigh the costs of an expert.

I have looked at about 30 used houses in the last 4 years; roughly speaking, these properties were sold about 20% more expensive than the value calculated in the appraisal. However, this is not due to the value of the property, but to the low interest rates that "allow" inflated prices. Therefore, I see it rather critically... we are essentially getting real estate prices that do not represent the value they should actually have. Today, you simply have to consider how valuable the labor is to build the house, the materials, and the cost of the land. In the 4 years, the land prices in the area where I looked at the houses have doubled at the municipality. Year 2012, sqm of new development area fully developed 57 €, 2016 just a few days ago reserved by a colleague: 105 €... The development scares me. Most real estate is financed after all. An expert as recommended by the moderator is indeed the best option to assess the current market situation.

Spontaneously and gut feeling, I would refuse to pay so much money for a house from a proven budget provider. On the other hand, this house "may" have been upgraded in the vacant areas at the time of new construction. Therefore, you should—if the seller gives you this time—consult an expert and inspect the property with him. If he does not give you this time due to high buyer demand, it is entirely up to you (I would always advise against this route!).

Ultimately, a house is always worth what someone else is willing to pay for it ;)

That's right, every item is worth as much as someone is willing to pay for it... FYI, we also wanted to buy earlier and once visited a Massa house with an appraiser. It was about 140m ^2 plus basement and double garage. Remaining work in the basement and garden still had to be done, and with about 60000 land value, it was supposed to cost 240000. The house was, I believe, about 4 years old at the time, had gas heating, 2 bathrooms, a wood stove, tiled floors throughout the ground floor, and a simple kitchen inside. The terrace was already laid out. The appraiser found that just acceptable, the house itself he considered okay. Not luxury, but everything solidly built...
