Thank you very much for the feedback. We have now looked at the house. In our opinion, it was top notch. The basement is fully developed as a living basement. Everything is very well maintained. You could almost move in without painting. However, the expert seems to be obsolete. Before we tackle that, we wanted to first see what is still possible in terms of price. But the realtor immediately shut that down. He did not want to negotiate at all. If the realtor does become willing to negotiate, we will involve the expert.

That the broker blocks is normal. ;) What you submit as a written offer is still something different, you don't do that orally anyway.

So I wouldn't block a bid but tell the seller. HE then decides...

During the viewing, the seller had actually hinted that there was still some leeway. The agent later became almost cheeky with us when we pointed it out to him. We would have ambushed the seller with the question, he doesn't have to sell to the first taker, etc. It annoyed him quite a bit that we asked the owner and not the agent. Well, the agent knows that we are interested, but not at any price. If he contacts us again, fine, if not, that's fine too.

Then I would arrange a second viewing appointment and approach the seller directly again and also tell him about the agent. The agent's task is to sell the house in the interest of the seller and not solely in his own interest. The seller is also interested in a high price. However, if he is willing to negotiate, the agent must not reject the offer just because he wants the few euros of a slightly higher commission.

Who says the broker hasn’t done exactly that?
There are supposedly people who hire this profession because they do not feel capable of negotiating "hard" themselves.
And since we are currently (depending on the region in this country) more or less in a seller’s market, I also find the statement that you don’t have to sell to the first buyer quite legitimate. It’s about a lot of money for all parties involved.
