and what does the energy certificate say? Or is the house located in Austria, where different laws apply? ..would Biolek say. Interesting as a synonym for "absolutely not acceptable." I can't make anything of the floor plan either. It is very peculiar and the ancillary rooms separate the living area from the entrance and kitchen. Everything leads through a convoluted bathroom. It looks more like a prank by the Schildbürger or like the house of an enemy. Sorry, but that's just how it is.

I allow myself the assumption (in my youth I often worked on weekends in such "houses," there were many here from the post-war period) that this originally was a very small living unit, possibly a weekend house or an illegal building.

It probably all started with the small area consisting of hallway, kitchen, storage room, and the lower part of the bathroom. Then over the years, it was simply extended again and again.

A demolition would probably have been more sensible...

I had the suspicion of an extended weekend or holiday home as well. In the picture, it also looks somewhat remote. I hope the outdoor area is not added for the OP here.

1000 m2... edge of a field, so it could well be possible. But there are plans for everything, otherwise the bank probably wouldn’t have approved it. Yes, I probably slipped into this a bit naively. My apartment is being sold, so I have to move out with 3 almost adult children and a dog and haven’t found anything. So I invested my savings and now I’m seeing what comes our way. It will be fine!

Energy class G is indicated. The floor plan is nonsense! The living room will become a children's room and was probably once a garage. And the living room is supposed to be in the conservatory or in the upper floor. The sauna is going out and a laundry room will come in and above all a window.
