There’s not much more you can do with bay windows; they may at most be a so-called subordinate component.

well, for a proper detached house that is really not much. You can already see in the drawing that nothing is left at all with a 3-meter building limit all around. If the cardinal direction is bad (viewed from the street), you can quickly end up with a northwest-facing garden without really being able to do anything about it. Furthermore, it has to be a long house that extends to the back.

That’s why I’m asking what the price per square meter is so that one would even want to “bother” with such plots. Something like that would be unsellable here.

PS: And yes, I know that terraced houses or semi-detached houses fit well on 370 sqm. But there is no 3-meter limit all around in those cases...

yes... unfortunately expensive... about 350 euros per sqm. But what is expensive there anyway. the benchmark is about 320 euros.

But you just said something... the one below would have a south garden and the one then logically north... so north is at the top of the map...

This statement is subjective. I hardly have time anyway; *for me* it would be more than enough to just have to keep the emerging green spaces clean. We’re certainly also talking about land prices here ;) These excerpts are usually oriented to the north; accordingly, the street lies in the SW, as does the garden; entrance to the single-family house in front of the garage from the west. A south garden would again be a reason *for me* not to buy the property :D For that, there are smart female architects. Rhenish greetings

so the large property would be Südgarten, the smaller one Nord, right? Why would a Südgarten be exactly NO reason to buy a property? Sun allergy?

That is here completely normal - you can even split it again and put two semi-detached houses on it. Then it does actually get tight with a detached garage/carport. If you set off to Lübeck, Kiel or Sylt, there are also building plots where you can press your nose against the shop window for 5 minutes for 350€ per square meter. Do you also think those are unsellable?

With all due respect - who are such statements supposed to benefit!? NRW is three times as densely populated as SH and where it costs €350 per qm, there aren't just cows and countryside around, as with you.



South garden is a matter of taste. I have one too, but bought it as an existing property with tall trees. In a new development area, it simply takes 20 years until the shady trees have grown.
