Construction project with 230K turnkey in Saarland, realistic?

with Massa Haus you don’t get a house for 240k, at most a shell house. With all additional building costs and extra stuff we are at 360k

What costs arise:

Land
Financing
House
Cheering up
Painter & floors
Kitchen
Incidental construction costs
Outdoor facilities
Buffer
Possibly furniture

And then the other stuff:
Shovel
Utilities
Wheelbarrow
Lawn mower
Tools (basic equipment for the house)
Ladders
Lamps
Curtains/pleated blinds
Etc.

Also all the costs that are deferred and also need to be paid from the refund or Christmas bonus.
Then you might need a new washing machine or a condensing dryer, ladder, new decorations in the new house, mailbox, trash bins, garden furniture, grill, vacuum cleaner, etc.
Under the heading construction costs, there is a pinned post that also mentions such things.
Then after about a year or so, surveying costs come up...

I think we dragged about 5000 to Ikea and Amazon... for the essentials.

so: it hurts to make a terrace or even an entrance platform out of pallets just because there is no money or it is needed for the car repair.
Also, seeing the house rot from the ground up because there is no splash guard is not nice.
But I’m out if you have to repeat everything here again.

For us, it was without paving from September to June because the first landscaping company stood us up and the second needed some lead time. You don’t want that. Despite having 3 doormats in a row, you have to vacuum constantly so it doesn’t look terrible. Some things can come later step by step, but the bigger costs should be covered right away; otherwise, it won’t work out in the long run.

If our BV in the affordable SH was barely enough with land and everything at 300, then I see a 4.5 to 5 coming out in Saarland with the targeted size and the southern German demands, they all love double garages, gray windows, shutters, venetian blinds, aluminum front doors and stuff like that.

Why is it being valued so high here? The cabin is rather small with 140 m2, then no basement and no garage.

So 250 is tight but for 300 you get such a bare thing put up.
