I got a rough additional construction cost calculation from our town hall!! so they charged more than usual!! don't know if that's correct but with the [Vermessung] [Anschlüsse] [Gutachten] [Eintragungen] [Anträge] and and and 9890€

I talked to a neighbor who also built a prefab house cheaply!! so here is what he advised: he built with a construction company (I don’t want to do any advertising Dan****) they produce abroad, wood comes from Germany and therefore they can offer it cheaply! so from what I’ve heard about them they aren’t even that bad! in price and quality!! they don’t do advertising like others (Massa Haus suck*) they are only known through word of mouth and the internet!! so I made an appointment with them!! Dan*** is not exactly cheap,! Unless you only take the standard. The foundation slab costs extra. The ancillary construction costs are not covered with under 10,000 at all. At least double must be expected...

Clear answer: Nope, doesn't work.

210,000 - 38,000 leaves 172,000 - 30,000 ancillary construction costs, leaves 142,000. Even with the cheapest prefab house companies, you only get a shell house for that. Even with your provider, it doesn't work....

Read up on some ancillary construction costs. They are around 35,000€ here without a basement on a flat plot. The land purchase also requires quite a bit of additional costs.
