Construction project with 230K turnkey in Saarland, realistic?

Hello everyone,

we finally want to move into our own four walls. Planned is, or what should be included:
-2 full floors with approx. 140 - 145 sqm
-turnkey excluding floor coverings and painting walls
-air heat pump including underfloor heating
-floor slab
-masonry/prefabricated house does not matter
-KFW 55
-no garden, garage or outdoor facilities

Our budget is 230,000 euros purely for the house. The land and additional construction costs will be added separately.

We have an offer from Massa Haus that would fit within this range, but I am not 100% confident about it.

Is our building project even feasible?

Then take a close look to see if it is complete. Foundation slab. Wall and floor tiles? Construction power, construction water, permit preparations? Etc. I don't trust them from twelve to noon.

It actually says everything. Except for the installation of the same. Of course, I don’t know how realistic the estimates are. We are definitely not fixated on Massa Haus. It is more generally about whether our construction project is realistic within the budget.

It is tight. Can it be a bit smaller? Or 1.5 floors? If 230 are supposed to be enough.....

Doesn't Massa Haus build shell houses with finishing packages? Then the labor is missing... and of course the extras in the photo ;)

And why without exterior landscaping?

Smaller very, very reluctant. 1.5 with a high knee wall possibly (I'm very tall).

Yes exactly. In the finishing packages it says including installation. That the extras in the pictures are not included is clear :).
