Construction financing: sensible or nonsense?

If I calculate backwards: 265k - 20k double garage - 35k additional construction costs = 210k for 140m² = 1500€/m². With today's construction prices, I also consider this unrealistic even with own labor. You can safely cross out the point from above "a bit of frills."

I also find the 5k for the outdoor facilities unrealistic even if there is an excavator. Driveway, path around the house, splash guard, terrace, ...

Phew... you basically do most of it on your own (walls, drywall, electrical, probably also painting). Then I wonder what is still supposed to cost 265k€... do you pay the friends or family for the working hours? Or is everything at material cost?

I’m not familiar with this! But on one hand, I always hear that the materials aren’t that expensive, but the working hours are.

If you then bring your own people, suddenly the materials are the expensive part...

Quite strange.

We only had one company for excavation, basement (concrete), and walls of the ground and upper floors, which took about 4.5 weeks in total. With working days from 7 a.m. to 4:30 p.m. and regularly at least 4 people on site, occasionally 5 if needed. Your annual vacation would therefore actually be gone after the shell construction.

5,000 for the outdoor facilities is unfortunately nothing. Depending on the material, that can already be spent on the wood for the terrace and fence.

I don't want to discourage you from doing it yourself, but you should really carefully check your available time. At some point, you simply don't want to keep doing that alongside a regular full-time job.

Who is we and when do you want to do it? Do you get a month off every time or always just on weekends and after work?
Are you a controller? Office job? Fit in everyday life and do some sports here and there? Otherwise healthy?
What would happen in case of the first lumbago?

I also consider 5000 for the outdoor facilities ambitious, after all the house needs splash protection, plus the actual paving... material and base are expensive, especially the latter in proportion.
210000 for 140sqm with a bit of fancy stuff as well.

Guys, it seems to be a very cheap region, as you can see from the land price and the low wages. I think it is calculated very tightly, but I can imagine that it works with the high EL share. Of course, the equipment is simpler standard, that's clear.

Only outdoor facilities 5000 won't work. You have to plan at least 10,000 for materials alone, and then you really have to do everything yourself.

Some answers are cheap.
Not everyone can stroll around with an engineer's salary.
With tax class 4 and an age of 25, €1700 is okay.
