Construction financing: sensible or nonsense?

For us, just under 1500 euros per sqm also worked out, also with a lot of [EL]. We had the following companies on the construction site: roofer, screed layer, interior + exterior plasterer, tiler. Everything else we did with [EL] including shell construction, plumbing, electrical etc. Roughly something about the time expenditure for this: Every week, on average about 80 hours were estimated to be spent by my wife, father-in-law, uncle, brother-in-law, friends and me. And that for over 1 year until moving in (after that only a few finishing works + entire outdoor facilities). Equipment is probably roughly as [EL] also means: geothermal heat pump, controlled living space ventilation, electric shutters, double garage, guest WC/shower... But I would also double or triple the 5,000 for outdoor facilities, depending on what is desired. We had about 7,000 material for 90sqm paving, 55sqm terraces, curbstones, drainage channels, sand, gravel, concrete etc.

You have 3,700 net and a cheap rent with your parents. You have saved 1,200 which corresponds to A the loan installment B but not all the additional costs. Beyond that, the rest was consumed?

That means 1,000 installment + 400 € additional costs and then the children who cost money thanks to part-time work and expenses. If you trust yourselves. I find it too tight.

I also don't find the savings rate appropriate or suitable at €250 rent. If I plan to build, I will take at least €2000 of that for the savings pot.

We have set our savings rate so that what remains exactly corresponds to what would be left with our maximum tolerable rate (+additional costs), in order to test whether that actually works.

For comparison: I/we also built most of it ourselves. Costs: approx. €275,000 for (gable roof, 186 sqm, basement double garage 8x8m, 180 sqm paving, without land)

-Please do not underestimate kitchen, furniture, lamps, etc., which were another nearly €60,000 for us (however, some furniture also from the carpenter)

-Working hours: 1600 hours builder (me/mason) 250 hrs my wife, 1050 hrs my father (retired mason) approx. 400 hours friends...

So, I am pretty sure that a few more € will be added to your calculation.
