I know several RH of older design which I find very nice, and also some like the ones mentioned here in the thread. You just have to like that.
100sqm is, from my point of view, barely enough for a family with more than one child.
Would you like to tell me (possibly via PM) where and from whom you can buy a house in Bremen including the plot for €225k?

That would be the minimum extras which in my opinion are necessary. Guest WC and a storage room under the stairs (with 7 sqm kitchen and otherwise hardly any storage options for cleaning supplies and drink crates).
On the upper floor another storage room where the washing machine can be placed.
In the attic then 2 rooms, because a total of 4 sqm storage space is too little for a house.
Then lockable olive handles for windows and terrace door, as technology ventilation system and KfW 70.
Whether floor heating will then be installed instead of the heating system, I am inclined to doubt.
An adequate tub 180/80 (standard is 170/75) also costs 1000-2000. Aluminum rails in the bathroom instead of white plastic also cost money, and yes: for that price you can’t necessarily expect tiles that fit current tastes. Wellness bathroom is also such a term... mostly such a bathroom installation is far from wellness and for BT the listed towel warmer is already enough.
Material for floors and walls can be calculated and should also include ancillary costs (glue, tools, plinths and waste).
The wall condition is also not explained, it may be that you have to plaster or sand yourself, for that you should look into the construction service description, but that tip was already given above.
Maybe also pay attention to the quality of the doors. Foiled is the cheapest and does not have to last long, accordingly, there are plastic window sills. Do you want those???
Then come the outdoor facilities (keeps within limits), what about the entrance platform?
Surely with 22 you don’t have the big claims as a mid-forties person who has already had some living experience and raised his standards, nevertheless one must also think of the resale value and not always install (have installed) the cheap standard.

But I wonder: why does someone who has just flown the nest want to squeeze in with families with a house width of, roughly, 4.5 meters?
We currently still live in a rented terraced house. The new build is not finished yet. In principle, there is nothing wrong with the terraced house. We are expanding because we need more space (3 children) and because in the countryside you aim for a single-family house with a big garden, peace and all that.
I just think that a house tailored to the needs of a single person or a couple rarely corresponds to what a family strives for (everyday habits, storage space, etc.). You don’t have to build for a lifetime – maybe we will downsize again in 20-30 years – but if it is foreseeable that everything will change in about 5 years?! I would rather wait.
KfW 70 + decentralized fans, e.g., in my opinion, are not worthwhile – you will hardly get paid for that when reselling or renting.
We actually don't need a bathtub either – that's definitely all nice to have.

Not you, but maybe the next buyers or tenants? I wouldn’t rent an apartment without a bathtub. Others, in turn, would never want a house with a bathroom without a window.
The house isn’t exactly top-notch, you should plan some nice-to-haves for future residents. Otherwise, the value of the property can quickly drop.
Why not? Could these dimensions for garden/balcony also possibly cause problems? Beyond that, I would be interested to know whether the houses will become owner-occupied or only divided according to WEG (community of ownership). Then you have as many rights as in an apartment.
