I know several RH of older design which I find very nice, and also some like the ones mentioned here in the thread. You just have to like that.

We are currently still living in a rented terraced house. The new building is not finished yet. There is basically nothing against the terraced house. We are expanding because we need more space (3 children) and because in the countryside you typically aim for a detached house with a large garden, peace, and everything that comes with it. I just mean that a house tailored to the needs of an individual or a couple rarely corresponds to what a family aims for (everyday habits, storage space, etc.). You don't have to build for a lifetime - maybe in 20-30 years we'll downsize again - but if it is foreseeable that everything will change in about 5 years?! I would rather wait.

Is the house mentioned in the post after yours?

The house is not supposed to be "forever" anyway. I am currently only considering it as an alternative to a condominium. Unfortunately, many condominiums are very old (1950-1960) and in some cases, not even the smallest renovation work has been done. Completely replacing water/heating pipes + electrical wiring does cost a lot and carries an unforeseeable risk, or it is quite difficult to calculate in advance.



I have also configured the house with the features I want and come to about €230,000. KfW 70 + decentralized ventilators, for example, in my opinion, are not worth it – you will hardly get that paid back on resale or rental.

We actually don’t need a bathtub either – that’s certainly all nice to have. However, I always only see the alternative – a corresponding condominium. That will not have anything like such equipment, without me having to invest just as much money.

Why do I want that... good question. As I said, the alternative is always a condominium. There I cannot, as noted later for example, grill etc. So that relativizes the whole thing in my opinion.
I currently live in a rental apartment in the middle of a lively district. My neighbors consist of many shared flats. I am used to celebrating on weekdays until midnight as well. And that should be less likely to happen in such a terraced housing settlement.



For me it is not foreseeable that everything will change in 5 years. For a young person like me that is a long time, but with a high probability there is nothing against living there. From there nearly all offices are conveniently reachable by bike/public transport/car. I also do not want children that early.

In your opinion... then you (without ventilation) have the risk of mold formation, you will hardly have time to ventilate all three floors thoroughly three times a day. Ventilation should be planned in any case. KfW70... will already be outdated next year, you can argue about that... we don't want to discuss that here.



You don’t, but maybe the next buyers or tenants? I wouldn’t rent an apartment without a tub. Others, however, would never want a house with a bathroom without a window. The house isn’t exactly the ultimate, so you should plan some nice-to-haves for future inhabitants. Otherwise, the value of the property can quickly drop.



Why not? Could there possibly also be problems with these sizes of garden/balcony? Furthermore, I would be interested to know whether the houses become owner-occupied houses or are only divided according to WEG (condominium ownership). Then you have as many rights as in an apartment.

These are just food for thought... otherwise I can imagine that the houses in this area are probably already sold out, the cream of the crop is already gone?!

Well, ventilation might indeed be something to reconsider.



A bathtub is included anyway, just not a bigger one. Which probably wouldn’t fit either.



Interesting thought, I have to follow up on that.



What do you mean by "Not you"? I don’t party during the week, no. That may be, but the building area is still large.

The houses of the aforementioned construction company are divided according to WEG. I haven’t seen one here in Bremen where this is not the case, because otherwise it would be more expensive due to surveying, etc.

Each owner only gets the exclusive special right of use for their garden section, so that neighbors can’t constantly walk through the property.

In the house, everyone can do whatever they want; it’s only about the fact that not every property is surveyed and that you are not allowed to change the houses externally (color-wise, for example)! This is also recorded in the purchase contract.

With the aforementioned company, to my knowledge, the houses also share the heating boiler. Not every house has its own.

And when we inquired there back then (they were cheaper than others at the time), the terraced houses also shared the party wall, and that was a no-go for us!
