100sqm is, in my view, barely enough for a family with more than one child.

That would be the minimum extras which I consider necessary. Guest WC and a storage room under the stairs (with a 7 sqm kitchen and otherwise hardly any space for cleaning supplies and a crate of drinks).
An additional storage room on the upper floor where the washing machine fits.
In the attic then 2 rooms, because altogether 4 sqm of storage space is too little for a house.
Then lockable olive handles for windows and terrace door, ventilation system as a technology and KfW 70.
Whether instead of the heating underfloor heating will be installed, I doubt.
An adequate bathtub 180/80 (standard is 170/75) also costs 1000-2000. Aluminum rails in the bathroom instead of white plastic also costs money, and yes: for that price you can’t necessarily expect tiles that are in line with current trends. Wellness bathroom is also such a term... usually such bathroom equipment is far from wellness and for the builder the listed towel warmer is enough.
You can calculate materials for floors and walls and should also include ancillary costs (adhesive, tools, skirting board and waste).
The wall condition is not explained either; it could be well that you still have to putty or sand yourself, for that you should look into the construction service description, but that tip was already given above.
Maybe also pay attention to the quality of the doors. Foiled is the cheapest and doesn’t have to last long; accordingly, there are window sills made of plastic. Do you want those???
Then come the outdoor facilities (which are moderate), what about the entrance platform?

Surely with 22 you don’t have the big demand like a fellow in his forties who has some living experience and has raised his standards, but you also have to think about the resale value and not always install (have installed) the cheap standard.

Then we have the €50,000 (plus/minus)

But I wonder: why does someone who just recently left the nest want to squeeze in between families with a house width of roughly 4.5 meters?

You are young and single without children. Your needs and lifestyle habits will still change. I don't think this house will later correspond to the desired family home. So I would rather wait and build something for the family later, otherwise you risk that the house is too small or simply doesn't fit. And then you have to reorient yourself with a heavy financing burden on your back.

I recently visited some terraced houses like those near us (about 4.5-5m wide), because a building area nearby is being developed with these things.

Something else is beautiful.

And I really couldn't imagine grilling on the terrace with friends and having a beer. You would basically have to invite the neighbors all the time...

Even though technically 2+1 square meters would be enough for us, I learned from it that there is a world of difference in how these square meters are realized.

As a person who grew up in a terraced house: it's not that bad There are patio walls. I actually found it nice as a child - however, these were newly built terraced houses - many children together, all somehow with a similar background (young parents with their first property), nature right behind the house, a certain life in the neighborhood. Of course, it also has the mentioned annoying aspects

In principle, there is nothing against such a terraced house or such a living concept. Nowadays you don't have to build a house forever and for all situations. I consider this terraced house a good alternative to a condominium, or it is a nice starter property for the small family. When children then take up space, you can always expand. It is good that people who have spent a few years in such houses are usually more tolerant and open towards their fellow human beings because they rely on discretion and tolerance from their neighbors. I have experienced it myself. For a short time, it is completely fine. The proximity can also be helpful for lonely people (not only families build them).
