Does that mean you don't have a fixed price yet? I have serious doubts that the contract is valid at all since you effectively bought a pig in a poke. Depending on the scope, that is not necessarily generous. Please give an overview of your budget and how strong your desire to definitely build the house is. I definitely don’t see how you can build at the old price if you don’t even have a building permit yet and will have to wait another six months. Even with negotiations, I see little to gain here; why should the company agree and not make it up with a second increase? There are salespeople and there are consultants. But there is never a sales consultant. A salesperson works against you in case of doubt.

Maybe reading from the beginning is necessary here, of course we have a fixed price, the price guarantee is only for 12 months, now the period is over, and there is a price increase. No, no, we are also aware that we cannot build at the old price, and we also know that currently raw material shortages/Corona-related supply bottlenecks etc. are major issues. So 25% has already been announced, there is room for negotiation, we don’t have a building permit yet, we want to continue building. What we can do now is try, possibly to lower this percentage figure and freeze the price increase, to minimize the possible consequences as much as possible.

I have read it from the beginning, the confusion was caused by you yourself just now. Please always answer questions fully and preferably answer foreseeable questions (e.g., what exactly does the price guarantee state?) right away in the opening post. This means you have your price fixed for 12 months and after that, the current catalog price applies?

If you really want to continue building, you can forget about legal steps and put yourself at the mercy of the builder. However, there is absolutely no reason for him to accommodate you now. Especially since you yourself say that the permit will be available at the earliest in half a year. Until then, he cannot preorder or schedule anything, so it is not plannable accordingly. If then various other shortages impact the price, then that's just how it is. In that case, I would actually prepare for a 25% price increase and create room for appropriate additional financing. However, that is also not calculable for you due to the current interest rate situation. And don’t forget that you will soon also have to pay the commitment interest in addition to the current rent. In the old contract that is hopefully only 1.8%, but with the usual sums you quickly get upwards of €500 per month.

Now you affirm that it is a house model from the catalog, merely with "additional options / elements," i.e. you have a basic model that is upgraded and additionally equipped, but structurally unchanged. So I already don't understand what "planning appointment" (post #5) we were supposed to wait for.


In other words: although delays only lasted until November, the permit is still expected only in the future - at least another four months from now.

To summarize: I understand, on net, absolutely nothing from the story :-(
