We have nothing to do with that for now, but the developer does. I suspect that this is currently quite important.

The developer also has to wait for authorities. Whether you wait because the developer tells you that he is waiting for approvals or you wait directly makes no difference in terms of waiting time.

Normal. You certainly only have the general "sales documents" from the builder now. They probably build quite often and keep it superficial in these documents because they apply to all houses, whether it’s a two-story, a semi-detached, or a gable roof terraced house. They don’t have to present the structural engineering to you as buyers. But they have to build according to the structural engineering. And the design will hopefully change a bit now and then, so that their sales documents apply to all houses. You don’t have to worry that the house will be painted bright orange..

I guess that differs from builder to builder, just as a general contractor can differ from other GCs. The contract should include the floor plan, special equipment like windows and doors, and technical upgrades.

There are good and bad builders: the bad ones don’t even let the buyer, let alone an expert commissioned by them, onto the construction site. As a buyer, you depend on the builder’s goodwill. However, you don’t have any rights in this regard.

Are you sure all tiles are included? Or only the wet rooms? There are builders who don’t even offer alternatives or options to the construction description… it’s also possible that they say: I don’t care. Arrange that with the electrician. Then you’re lucky because the electrician is usually cheaper in the final price but you only have a 2-year warranty on exactly that product.

: definitely ask about these prices. Ask for ALL prices that might be relevant. Later special request prices can also be recorded in the notarized contract now. Whether €30/sqm for tiles is enough depends on your standards. There are also nice tiles in the budget range. You should inquire, for example, about the cost of wood-look tiles. The tiler and thus the builder can easily charge three times as much for installation.

The catch lies in the similarity. Because much is _only_ similar. That means: much is different.

Usually you already know your budget limit. Then financing goes faster than if you have to painfully find out your limit, go home worrying, constantly crunch numbers, and thus frequently have to discuss changes with the bank.

Then show it. You’ve been reading here a while too, so you should know that you can only evaluate the content if you know it. The exposé as well (ID and portal name, no link, no advertising) would be helpful. How does the offer compare in your region? What kind of provider is it? You can ask here in the moderated forum as well.

The phrase "wall according to statics" reminds me of an experience from years ago: we were interested in a semi-detached house from a BT at the time. The plans were very nice, and the price was okay. However, we definitely wanted to see an identical house at least in the shell stage, especially since the BT was reluctant, even though we would have easily driven several kilometers. We then did our own research and inspected an identical house built by the BT on our own initiative. And lo and behold, the plans were basically correct, but for structural reasons, a beam was necessary in one room, and there was a shaft in another room, none of which were shown in our plans. Conclusion: we did not buy. And I would always want to be shown a house.

The problem is not really the beam itself. It disappears later under the ceiling plaster. The bigger problem is when the structural engineer makes walls load-bearing that were intended to be non-load-bearing. These walls are then thicker and this can cause doors to shift, etc. Plans should of course be accurate, especially when as a BT you mainly build standard houses.

Of course beams are used to achieve larger spans, hence desired more spacious rooms. I don't understand the idea of portraying that as a bad thing. Shaft: ok, not great in terms of appearance. But honestly: there are far worse things. You can live with that quite well, you look past it or ignore it. When planning and building yourself you pay attention to it, but even in a million-euro project there are visible shafts. From plain designed walls and ceilings, one could also see the potential for built-in items, customized cabinet design, and decorative elements. No reason to plunge again into the real estate market, only to perhaps have to swallow completely different "reduced services" at the same price.
