Write down some background information. Should a family member be included? Or should the apartment rather be rented out externally? Can the granny flat be upstairs or must stairs be avoided? Why 80 sqm space requirement? Depending on that, you might consider a shared utility room and co to save space.

the granny flat is to be rented to my parents-in-law. so the building services room could already be one room. but definitely not a utility room. there should be 2 entrances. the granny flat should be downstairs. 80 sqm space requirement because the parents-in-law plan it that way

hallway depending on the layout, so that all rooms can be reached :)
