Current price: 50 meters of development with gas, water, electricity, empty conduits for telecommunications as well as a wastewater channel and provisionally closed with gravel as a construction road costs nearly 80 TEUR, in a similar project by our architect it was 90 TEUR. It also depends on the depth of the road channel, etc. Over 100 meters will probably become disproportionately more expensive because then a) inspection shafts have to be installed along this section b) if the slope to the channel is not sufficient (which is probably the case at 100 meters) a lift station would be added c) the fire department requires a parking space for their fire engine from 50 meters onwards, etc. Then the width of the access road and the curve of the entrance also play a role (a fire engine will hardly be able to turn from a narrow road with a 90-degree curve into your private driveway).

Some thoughts and terms seem to be mixed up here, which makes the thread a bit hard to read:

As I understand it, it is not about the development of several background lots, but each builder acquires a garden part of a property located on the street (?)

It would then be common to obtain a right of way over this, the land underneath remains with the front lot owner.

Regarding the topic of placing the house on the northern edge to maximize the south-facing garden, we already discussed this extensively elsewhere this week.

This mainly costs a lot of floor space ratio for the driveway – aside from the fire department access problem with large lengths.

Which thread are you thinking about?
Where do you see multiple builders, gardens?

He is talking about a property as hinterland with 125m distance from the existing road to the northern boundary of the property he is interested in. For that, he needs an access road, utilities, and a turning circle for the fire department.

There has already been talk of a developer, right of way for an outbuilding, and a private road, so it seems to me that quite a few terms have gotten mixed up; however, it is actually a matter of a builder who, on his own (and possibly neighbors in the same situation as well), has to arrange development only for his property.

70m, dispose of 2 sheet metal garages, lay construction road, later standard paving plus all piping were probably around 60k. No turning circle, no fire department requirements, just normal slope.

It currently concerns a plot of land with the main street running from south to east in the south. On it are 2 buildings. One in the southwest and the other in the southeast, and between the two there is an access road. Behind it is free space for rear development. According to the developer, this access road would belong to the rear property after the division and would include a right of way for the front buildings. The city did not initially make any other remarks about this.
At first, I was interested in an order of magnitude for the costs of a relatively long development with a turning circle (mandatory according to the city’s information).

@Traumfänger and nms_hs: Many thanks for your experience. According to that, it seems quite possible that the price for such a long development could possibly exceed the €100,000 mark.

That then makes the plot less interesting again.
