The previous answers were quite "nicely" packaged, I hope they have already achieved the necessary goal. In case not: here is the unvarnished version: you are not planning 200sqm, which would already be generous for a family with yet unborn children, you are planning 214sqm PLUS 48sqm garage/workshop! And still, with this nominal generosity, a children's room of 14sqm... good that it raises doubts with you... ;) So: really consider the gallery, as nice as it may be, it is A source of wastage of sqm. The single bedroom is too small, as already criticized, because the staircase is on the wrong side, try once putting the staircase to the east instead of the chocolate west. The recess (which I personally like), because it creates a very nice terrace situation, must be better used on the upper floor than with an oversized children's room. Thinkable there: setback with terrace on the projection and partial overbuilding of the ground floor terrace by a second children's room. Ground floor: it would be conceivable to swap dining and enlarged living... but there are many options... Upper floor: there are nice, clear floor plans with 5x17sqm (2x children’s rooms, bedroom, 1 bathroom plus 1 dressing room/hallway, that would be already 20(!) sqm less just on the upper floor... they mostly have a slightly elongated shape.
