The draft contains a lot of design elements whose appeal I can well understand. Many of them make a targeted price of 2000€ / sqm very unlikely. Better add 20% on top. I can only agree with the comments from .

Which district is it? And near which city? For square, practical, good, that will also be about right. Not here: there are hardly any load-bearing walls in the living area. Then elaborate roof, many window surfaces, fireplace, angled... Should it only be 200 sqm? Regarding the design itself: children's room at the very noisy corner, they will get everything live from below. Kitchen would be too small for the size of the open space and pressed into a tight spot. Dining area narrow, storage space for 4 too little, none upstairs at all. Cloakroom for 4 does not fit under the stairs and would be a disturbance point in the hallway. Dressing room: with a door to the hallway and extending the walls, you gain about half again more storage space. Shower in the main bathroom is quite short. I would calculate the stairs to be at least 3 meters long. If the ground floor height increases, then of course even longer. In my opinion, the window front does not fit there. It looks too massive. Not fitting in form and elements. And the 76 cm windows are generally very narrow. Hardly any light comes through, and if so, then only a rather narrow strip.

The property is located in the Holzminden district. There are no large cities nearby - the closest larger cities are Göttingen and Hildesheim, each about 1 hour away by car.

It is exactly 200 sqm plus the airspace.

I am still undecided about the windows, initially had all 76s at 1 m width. I will change that back again.

The previous answers were quite "nicely" packaged, I hope they have already achieved the necessary goal. In case not: here is the unvarnished version: you are not planning 200sqm, which would already be generous for a family with yet unborn children, you are planning 214sqm PLUS 48sqm garage/workshop! And still, with this nominal generosity, a children's room of 14sqm... good that it raises doubts with you... ;) So: really consider the gallery, as nice as it may be, it is A source of wastage of sqm. The single bedroom is too small, as already criticized, because the staircase is on the wrong side, try once putting the staircase to the east instead of the chocolate west. The recess (which I personally like), because it creates a very nice terrace situation, must be better used on the upper floor than with an oversized children's room. Thinkable there: setback with terrace on the projection and partial overbuilding of the ground floor terrace by a second children's room. Ground floor: it would be conceivable to swap dining and enlarged living... but there are many options... Upper floor: there are nice, clear floor plans with 5x17sqm (2x children’s rooms, bedroom, 1 bathroom plus 1 dressing room/hallway, that would be already 20(!) sqm less just on the upper floor... they mostly have a slightly elongated shape.
