Can a covered terrace be counted as living space?

We have an architect, who said that the terraces from the other cities were always accepted so far. What do you mean by KS? I’m not very familiar with the terminology :/

Kniestock. It is a construction means to differentiate between single-story and two-story buildings.
Here it is conditionally feasible. You would have to slightly relocate the showers.
(In the parent area, think about the sequence of the morning routine and reconsider the access between bedroom/dressing room/bathroom. But since you don't want to discuss the floor plan, I won't go any further into that.)

So the roof pitch for us may be at most 15°. And we do not want slanted ceilings. That is why we also needed the solution with the terrace.

You could possibly add it as a setback floor. However, this results in a loss of surface area at the top. Or you really extend the concrete slab a bit as a possible roof. But keep in mind: In our building area, a builder also interpreted the boundaries very broadly and somehow got away with it. The result: A house simply does not fit into the appearance of the building area and everyone who followed the rules is annoyed.

hm.. no. But thanks for the suggestion, we still think it doesn't look right if we have a staggered floor.

Would it be possible with such a terrace roof??

According to the statement of the city, it must clearly be a component of the house in order for the number of storeys to be counted.

wanted to know your opinion on this before we approach the architect and then resubmit the building notification..
