maybe I am approaching this a bit naively. I do not yet have a concrete offer.
I will speak with the architect, who I know well, sometime next week, and we will see if we can find a plan that suits me directly.
At the same time, I will receive an offer next week that really covers everything. Including the foundation slab, including earthworks, etc. Every single item is listed there with the respective costs.
To this offer, the following would still be added: costs for water, electricity, and fiber optic connections around 4,500,-, then survey costs around 1,500€ plus garden. Then I should be done with it.
However, I also had to realize yesterday during the conversation that I am probably heading towards 400,000€. Which I actually don’t really like. But with the current interest rates and since we are both full earners. Why not?

But back to the main point:
I can scrape together a bit over 60,000€ myself. Without having inherited anything or other such things. That also includes a home savings contract that I can only cash out in half a year.
Assuming I would only use 40,000€ of that and take out a loan of round about 400,000€. Does that make sense? Can I even afford to build?
Admittedly, I slept quite badly because I actually expected lower “costs.” Roughly, our house would cost about 300,000€. According to the timber frame house manufacturer we visited yesterday.
Then I would have the following house:
about 140m² 1.5-story simple detached house with a small bay window (which might still be left out)
stairs up to the attic
fireplace
triple-glazed windows all around (on the ground floor with enhanced burglary protection)
electric shutters everywhere
floors laid throughout (my wish was PVC, tiles in the bathrooms)
main WC upstairs with shower and bathtub
guest WC downstairs also with shower
garage approx. 5x9m with 3 doors (front, back, access to utility room)
