What do you mean by "considering that many people don't even have a home"?
Do you mean a home? Just one toilet at home? I don't understand at all.

And I agree with Manu, a guest toilet is a must these days.
I wouldn’t even rent an apartment with only one toilet anymore, even if I had no children.
There is nothing worse than when the toilet is occupied for a long time and a second person urgently needs to go as well.
Aside from possible odor issues for the next user, it's also not exactly pleasant when you want to take a shower.
Sure, things were different before. Our neighbors used to live with five people in 64m2 with one bathroom. It works.

But the modern standard nowadays is at least a second toilet, especially in a house with 1-2 children.

Have you ever thought about whether a large or regional builder would build you an equivalent house for the same or a lower cost?
I mean.... ahem.... the planner is not good... he would have failed with me already. And this is just the beginning!





Sufficient is between inadequate and satisfactory. Have you set yourself a standard to build an adequate house? Why don't you stay in an apartment? That's probably satisfactory?!

Building a house is not nice when you have to pinch pennies at every corner and edge.

I understand that as an individual or couple you do not have a second toilet. You have to save somewhere. As a couple, you can still coordinate, and when visitors come, the intimate things just get put away.
I don't know if 4 people are a fact for you, but the conversion of the attic will probably take a long time... so long - one toilet for 4 including guests! @Manu1967 has described the dilemma very well. It hardly gets more graphic than that... now I’ll also come with all the playmates, and now? :)

So, I've now deleted my (and your) remaining writing.
It's getting too much!

You should ask yourself why you want to build, why your own house. You don't seem to be planning improvements over the current standard.

Any ideas, floor plans, or similar tips are not appropriate from us anyway as long as you don't have the site plan.

How much budget is actually available or being financed? What are we even talking about if the house number means 120 sqm?

Would it possibly be an alternative to build a 1 1/2-story house with 125 - 130 sqm? These are usually cheaper and easier to plan than a bungalow.

My husband grew up in a bungalow and even there the zoning was better than it is for you now. They also only had 120 sqm, but even there a guest WC was already taken into account at the end of the 70s. The rooms were certainly not huge, but easy to furnish. Overall, there was more living comfort.

I find the children's room corridor more than unfortunate. Yes, the room has 18 sqm, but unfortunately it is a narrow corridor.

I have to agree with Yvonne (ypg): An improvement of the situation in your new build is probably not desired. All objections so far are dismissed with the argument that it worked without XY in the past or other people do not have YZ at all. Is that then your dream house?

Think about what annoys you about the current situation in your apartment and what you like. And then go to your architect or planner with this information. They should create a design that meets your requirements and where not everything has to be sugar-coated.
